Hi, I'm desperate for some sound advice re solicitors/conveyancing fees as this is the first time i am selling only. the estate agent of course would like me to use the one they recommend but i said i wanted to get other quotes following the one i got from them at £1200. I then got five via the internet just under the £400 mark including VAT.
I do not know what the average typical cost is and not sure if I would be making a mistake to go with the cheaper option despite apparently huge savings.
The estate agent keeps ringing to ask if I've decided and I'm getting my wotsits in a twist now not knowing what to do. I dont have anyone 'independent' to consult. I feel a bit thick as I've bought and sold twice before on my own but I think having depression currently is affecting my brain functioning and I cant trust my own judgement! hence being so needy for advice.

I've been quoted 564 inc vat from a local solicitor who i hear is good. I am also selling from overseas so I imagine it could be a bit less if I was at home. I got a quote from a large company at just over 1000. In my experience the smaller guys are better.0 -

We are out of the lock in period with our current agent now. But they are trying to charge us £150 if we decide to change agent. I was considering going to duel agent however, so far not really convinced at what benefits it would bring by having two signs up and two descriptions on the same website. Anyone successfully sell though dual agents?0
