I am interested in your comment that all fees are negotiable. I tried this with estate agents when selling my house but no one would budge.
I am currently on my second estate agent and thinking about changing to a third. they both over valued the house promised the moon and after 11 months the house is emply and not sold and I am feeling quite desperate. Did the house doctor neutrals etc but that didnt get buyers through the door. I am now very disillusioned with the second agent and feel that all estate agents in this area are lazy and uninterested. I feel that somewhere must be a good one but have not a clue how to find one especially as I live a long way away now. Their excuse is that the market is poor but surely houses do sell (dont they?).Don't know where to go from here so all advice really welcome.0 -
I had a North facing back to Back (ie back of house ajoins house behind) sold the house on a baking hot day... pointed out how lovely and cool it was when everyone else was sweltering.0

Since putting my flat up for sale last week a friend of mine was telling me that in wh smiths, there are DIY conveyancing kits. I have seen the DIY will kits and the tenancy agreements that are on the shelf but I have never seen the conveyencing one. Has anybody out there seen or used one of these kits and if so what was the experience like?0

cheapskate, I had that spiel, it turned out to be true, they gave ma an asking price offer within 24 hours!
kitaj & russthemink, the problem with doing your own conveyancing is getting the mortgage company to issue you with the funds - they won't do it.
zannie, maybe your answer is to lower the price and go multi-egency. it may cost you a bit more but at least the place will be sold.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Hi all - great thread ! . I am just about to take the plunge and sell my home to buy something much bigger. I have found a good deal (I think ) on a mortgage with free conveyancing. Does the free conveyancing apply to just the buying ? selling or both ? Thanks in advance.0

Hi all
Has anyone tried the diy sell your home websites (littlehouse company etc..) or is this a taboo subject? (Dare I step on estate agents toes? lol)
I'd rather use these and cut out the estate agents altogether saving a small fortune paying someone to do very little. Littlehouse company charge £135 to advertise any property on a fair few websites (except rightmove funnily enough affiliated with estate agegnts).
It would be nice to hear any success stories as I am very interested in saving myself thousands of pounds I'm sure you'd agree.. (unless you are an estate agent lol)
Any thoughts?

OK if you have an average priced house at £150k that's £1500 fees!!, try saving yourself almost £1400 at http://www.thelittlehousecompany.co.uk/sellers.htm

Thanks to Marcus and his fab tips, I've managed to save £1384.50 on estate agents fees!! We put our house on the market yesterday and before reading this I never knew that fees were negotiable! I managed to knock my chosen agent down from 2.25% to 1.5%!!!! Poor guy didn't know what hit him! Thanks to all and their tips - that money will pay to redecorate the new house!May the fleas of a thousand camels infest the crotch of the person who screws up your day and may their arms be too short to scratch...:D0
