a bit off-topic, but have you bought this house, or are you a tenant?

If tenant, not only should the landlord be doing this, but you as a tenant should not. If you cause any damage, you'll be liable.

Of course, if you've bought, carry on!

    I ******* hate taps.

I can do most plumbing jobs given enough time, have a huge tool set including all the "right" tools (and some that we've found work but aren't officially the right ones), but hate taps.

As has been said it'll be a case of perseverance, learning to be a contortionist and possibly brute force if it's been in a while.

One thing I have learned and it's probably completely the wrong thing to do, but sometimes it's easier to get the spanner in and held tight, and turn the tap rather than the nut/spanner, the reason being that it's sometimes much easier to get the leverage for the turn on the tap body than in the much more limited space where you can use the spanner (I had to change a mini basin tap where the spanner could only turn about 1/8th at a go and not reseat due to pipework etc, the tap however could turn at least 40% at a go once the initial lock was broken).

it can also be worth getting someone to stand and hold the tap whilst you turn the nut, as unless you're an orang-utan the chances are you won't have arms long enough to do turn the nut and hold the tap.
