Good, Cheap Conveyancing

Hi all,

Recently had an offer accepted for a property and now have the job of finding a local solicitor or using a conveyancing firm.

Can anyone recommend one in the Havering Area or a national trustworthy conveyancing firm

got a quote with Premier Property Lawyers which seemed very well run and i've heard good things about but wasn't that much different to the local quotes.

    One doesn't tend to lend itself to the other.

    Go on recommendation from friends and family.

    Agree with the above post.

    The solicitors we are using didn't give us the cheapest quotation but they were recommended by a family member who recently sold a house, and they have been excellent - handling everything thoroughly and promptly.

    Also look carefully at what is included and not included in the quotations.

    I wouldn't recommend premier property.

    Go for a firm that are recommended and local.

    In the scheme of things the solicitor is one of the smallest fees you'll be paying, get a good one.
    Currently studying for a Diploma - wish me luck :)

    if ou can't get a personal recommendation, walk down your local High Street.

    Pop into 3 solicitors and ask to see a conveyancing solicitor for a quote. If you get shown to a PA or admin clerk, move to the next one.

    Chat through what you need, hat they'll offer and get a written quote to take away and consider. By this stage you'll already have a 'feel' for whether the solicitor is approachable, helpful etc.

    Make sure you understand the quote and if comparing. make sure you spot the hidden extras. Read:

  • Had positive experiences with a number of online firms.

    Use moneysupermarket- type in your details, look at the quotes that come back and consider firms with a review rating over 92%-then look further into the quote to see a break down of costs.
    Original 35 year mortgage: January 2016, £306,000
    January 2022 : £198,000 (£30k saving pot split equally between cash and alternative investments)

    January 2022: 2x £3k child ISA.

    I ended up ingnoring quotes and forgetting about going for the cheapest. I went by family recommendation.

    I'm using simply conveyancing.

    So far I have not been disappointed.

    Monday morning email the 8-10 nearest firms on http://solicitors.lawsociety.org.uk/ with details of the house (price etc) and ask for a quote. Only ask those accreddited & filter on buying/selling properties.

    Take the cheapest of those that respond by the next morning (or Monday night). Ignore any cheaper ones that take longer than that to reply.

    If the cheapest, quick responding firm isn't on the authorised solicitiors list of your mortgage company then go with the next one. I ended up going with the 2nd cheapest of the fast replying firms & he always responded to my emails about updates quickly (as they did with the quote).

    The people saying you can't get quality for cheap are the same who would stick their nose up at Aldi/Asda vs Tesco/Sainsbury's.

    The products wont be different but the service level will be. The biggest complaints about conveyancing is the service rather than the end product.
    You don't go into Currys and expect or get the same level of service as John Lewis.
