My deposit rights - What is acceptable for my landlord to deduct

Hi any quick advice would be appreciated.
I have been renting a house for just under 3 years and will be moving out in 3 days. I spoke to the landlord and he is kind enough to let me off about 3 days due to when I gave my notice. I have been a good tenant, payed rent on time, no major issues with the house. However he called today and started talking about the deposit and how he will probably need to get the carpets professionally cleaned and the garden will need sorting. I was just wondering whats acceptible for him to ask for.
- The Carpets - I don't recall the contract saying I would need to pay for them to be professionally cleaned. I must admit I have not had a chance to give them a good clean yet but if I can get them to the condition I entered the house can he really ask for professional cleaning to be deducted from my deposit.
- The garden - I had already spoken to him about this. I have some bags of grass to take to the tip which I said I was going to do at the weekend I move. The lawns are quite long - because it is winter and it is wet! I kept the garden in great condition its just winter is difficult to mow the law because it is wet!
Also I must admit I have managed to get some marks on the kitchen linell from my bike tyres (have tried everything to get them off - any tips?) just wondering if he can ask for a whole replacement or if I can pay for a cleaner?)
Finally as he never mentioned any of this and he has been over a few times since I handed my notice I am also now concerned about the bathroom. It is wallpapered and it is significantly peeling. There is no extractor fan (he said shower with the window open which I have done). A few months after moving in the window lockmechanism went and it took him two weeks to fix it. This meant there was a long period without the window open and it got worse. I had mentioned to him that it was peeling because there was nowhere for the moisture to go as no extractor fan. He always seemed to agree but I am now worried he might try and charge for this! Any ideas on my rights (this is one thing I ensured I put on my inventory when I moved in... although rather helpfully I can't seem to find my copy of this! Do you think I could ask the letting agent for one?)

Deduction requests go through the deposit protection scheme. Do not admit liability for any deductions beforehand.
There is no point anyone here speculating about what deductions will be requested or are reasonable since we have no evidence to support any conclusion.
Your only requirement is to leave the property in the same condition as you found it, less reasonable wear and tear. Therefore refer to your check-in report.0 -
What does it say on your check in report?
Leave the house and garden in the same condition, less wear and tear (not tire marks) and he can claim nothing.
All deductions will be via the deposit scheme.If you've have not made a mistake, you've made nothing0 -
Re the tyre marks, if you post on the Old Style forum, Click here, somebody should be able to advise. Let them know what you've already tried.0

You can buy tubes of wallpaper repair paste. Go round and restick all the peeling bits.Decluttering, 20 mins / day Jan 2024 2/20

If you haven't tried it already WD40, small can from the pound shop squirt a bit on a cloth and give it a good rub.
Wash it off after as will be a bit slippery.

If the wallpaper is really persistent in its peeling, I have been known to use pva glue on it in the past. As long as its stuck down lol.
Can you borrow a strimmer off someone for the grass?
And yes, ask the letting agency for a copy of the inventory. They can only say no. Say you need it to make sure the property is in as good a position as it was when you moved in.
Yes, shampoo carpets. He will have to show the carpets are worse than they were when you moved in to get anything back, regardless of what he may say about needing professional cleaning (how does one define professional).0 -

I'll be moving out of my place soon its making me thing about my deposit. There are black dirt marks and pencil lines on the walls left behind by the man who came to fit a new boiler and radiators. I bet I'll get charged for that because I never did anything about it.

Thanks for all the advice.
I'll request the inventory and I will try the WD40.
I mowed the lawns today when I got back and will do general clearing of leaves.
Any more advice please let me know.

You might like to try a magic eraser sponge for the tyre marks.I was jumping to conclusions and one of them jumped back0
