My deposit rights - What is acceptable for my landlord to deduct

With all these things it is a matter of negotiation.
This link might give you some help how to work out the replacement cost of the kitchen flooring. (or indeed if you can work together might help the landlord)

In your first post you say that your LL has 'let you off' 3 days rent. Is that right? Or has he a new tenant moving in immediately you leave?
In any case if he has genuinely let you off 3 days rent then he has been reasonable and hopefully will be reasonable about any deductions(as I'm sure you will be)
Otherwise you will have to use the dispute process.0 -
Thanks. I am not sure when he has the next tenant move in but I expect it is soon. I am good friends with my neighbour who I am sure will let me know when they move in. So I guess at the moment on the face of it he has let me off those days, until I find out otherwise.
I hope we can discuss it because it has been good so far except the out of the blue call about carpets and the garden!
Thanks I will check out that link0 -
Just to close this off. I didn't hear again from the Landlord properly once I moved. I forgot to hand in the electric key so he called to remind me and mentioned a mark on the carpet. After that I heard nothing until I received a cheque in the post for the full deposit amount!! Yey0
