    I don't know how to interpret it.

    Many of the issues seem to have been resolved or have no comments. Most, perhaps all, hotels will have a long list of technical complaints and issues.

    These comments do stand out though:

    However, that may indicate some building work is being carried out.
  • When I've booked with Hotels.com, I could cancel without charge up to 2 days before check in.

    Frequently you can get two different prices for the same hotel/room. "Best price" is without cancellation and charged immediately; while the standard price has full cancellation up to 24 hours or so and is charged after arrival at the hotel. The standard price is maybe 10% dearer than the best price.

    I believe it is false economy to go for the cheaper option without cancellation. If you have to cancel your trip, you will lose the entire amount for the number of nights you have booked. Even if you fail to cancel the other option in time, you will only be charged for one night, as the second and other subsequent night is outside the 24 hour cancellation limit.

    In the case of your daughter, could it be that she has just fallen hook, line and sinker for a single malicious posting? (Out there on he net, you can come across some very strange posters with their own agenda.)

    It seems to be more about unapproved work when reading the comments, and that the order is partially rescinded due to remedia work carried out.

    Thanks all replies. We did previously look at all the orders for this place as listed on the buildings department site, what alarmed us was the fact that it is classed as low income residential and any other use such as renting/letting is not permitted and has complaints regarding "illegal transient use". There is a hearing scheduled for 7th January 2016 for violation of building regulations for the illegal conversion/use of three floors for transient purposes. Daughter was due to arrive five days after this date.

    You can only only get a refund from your credit card if the business fails to provide what you've bought. You can't expect them to refund you just because you've changed your mind after reading some dubious review online.
  • I'm sure there are plenty of 'positive' reviews too which are dubious/fake. The issue is that Maison d'Art is operating as an illegal hotel and obtaining monies through misrepresentation and should not be advertising on legitimate sites such as Hotels.com or Expedia. More importantly, as an illegal hotel it is not subject to the inspections or H&S rules and guidelines of legal businesses.

    Thank you for your feedback. We are sorry you didn't have a great stay with us. I'm confused you mention that we do not have common space, while you came downstairs in our ground floor and spoke to us. There is a living room and a garden for everyone. FYI you do have the privacy of a bedroom door which locks from inside the bedroom and the apt door has a key lock. We live downstairs and told you so,as well as our phone numbers. At no times you called us or made us aware you needed anything and couldn't find us. We did see your husband when you came down for the wifi issue which was resolved at the same moment. As for the housekeeping, we specifically inform you before you stay in the house that it is not an hotel and therefore we do not do housekeeping. However we do have some hotel-like amenities such as changing garbage in apts, providing with linens and towels upon requests. There is a hairdryer in the bathroom drawer. As for the staircase handrail, unfortunately, someone must have pulled it too hard and it was fixed as soon as we noticed it. Thank you.

    That was a reply from the owner underneath a recent Trip Advisor review.

    Not sure what you can do OP, this is why you should always use review sites such as Trip Advisor to check places out before parting with your cash.

    Also a strange location for your daughter to stay in and not exactly cheap, for less money she could have stayed in the Financial District (10 mins on subway to Times Sq) which is a lot closer to the centre than Harlem is at a 4/5 star hotel.

    No help to the OP but something I will now be certainly aware of. We are going to New York in January for 10 days but we booked everything with British Airways so hopefully everything will be ok.
