    I would consider moving, LL is clearly a total !!!!. It should never be 'the job' of a tenant to educate their LL as to their responsibilities.

    What does the work being done to the property consist of? Is the property habitable? Should the LL have offered you alternative accommodation for the duration of these works?
    No free lunch, and no free laptop ;)
  • The relationship between you and your landlord won't improve. I'd move out and find another place.

    Mr Baxter, the relationship between the landlord is already at an all time low and could not be any worse.
    If you think it can't any worse, sorry, but you are wrong.

    Some landlords (I don't want to say all because my current one is amazing), just don't give a damn, and there doesn't seem to be anything in place to stop them doing whatever they want. At the end of the day they will just get shot of you because they know there are a hundred more people waiting to get somewhere to live.

    Well, lots of 'stick' being given to Landlords here.
    If he were right and that 99% were bad, then surely there would be more prosecutions etc.
    May I suggest that maybe 25% are maybe not as considerate as they should be.
    I'm amused by the accusation that 'they are only in it for the money', well, why else would they do it?
    For charity maybe???

    Of course private Landlords are not a charity and it is reasonable for them to expect to make a profit but a tenancy is a two way agreement, the tenant is expected to pay their rent and the Landlord is expected to fulfil their obligations. There are far too many Landlords who don't want to fully fulfil their side of the bargain but are happy to take the money. They are quick to take action against a tenant who doesn't pay but are slow or none responsive when a tenant is trying to exercise their rights under the tenancy agreement. As in the case of OP this sort of Landlord is also quick to cut corners to save money at the expense of the tenant who suffers as a result.

    There are fewer prosecutions than you would expect to see for the simple reason that tenants fear that taking action will result in them being evicted or harassed to the point where they have no choice but to leave.

    There are good Landlords out there and I certainly don't think that 99% are bad but conversely I think that 25% is an underestimate of the number that don't play by the rules; then of course there are the Landlords who operate under the radar who for the most part will fall in to the category of bad Landlords.

    For balance there are also a lot of bad tenants out there as well; they don't pay, they trash properties or they abandon before fulfilling the term of the tenancy. It is also fair to say that Landlords can struggle to lawfully evict such tenants.
