RICS Valuation

How much should it cost for an RICS qualified surveyor to do a basic house price valuation on a small apartment in the South East?
The housing association suggest using their own valuer, who charges £200. But I'm free to find and use somebody cheaper as long as they have an RICS qualification.
Any suggestions?

£200 seems reasonable, however the choice to use the HA own surveyor depends on your reason for wanting a valuation. If you want to be sure that the surveyor is entirely independent then get your own.0

I'm looking to staircase a shared ownership property, so the higher the valuation, the more I'll be paying for additional shares. The apartments are only 5 years old (new build) so not many have sold privately yet.
The housing association sold it's last empty apartment 3 years ago for £120k, and according to the last valuation in the block (done by their in-house valuer) they are now worth £155k.
A 30% leap in value for a new build apartment in less than 3 years seems quite ambitious, especially given we're well away from London and prices locally have only risen by 5 ish % per year. Therefore I think I might get my valuation done independently...0 -
In that case you should get your own surveyor. There is always some margin of uncertainty in the valuation process and you are more likely for that to be in your favour if you are instructing your own surveyor.0

seems reasonable, also in SE and the surveyors we recommend charge £150-£330 for valuation0
