Where to buy - commute to St Pancras

Northants is much much cheaper for housing and some lovely villages too - less than an hour to St Pancras, although commuting costs probably dearer.0

Depends what you class as walking distance - up to a mile is fine in my book!0 -
If you add Euston that opens up some nice areas around Tring.0

I suggest Ashford in Kent, because….
(a) Has a high speed train service direct to St Pancras, in 37mins, via the continental link, much faster than the Thanet/Medway route.
(b) If you’re a rail commuter you will have a gold card, and this will allow you 1/3 off leisure travel to your friends and family haunts in West Sussex via the Hastings/Eastbourne line from Ashford direct without going via London.
(c) Ashford has masses of new build housing in the last few years, which means the prices are much lower for an equivalent property than elsewhere within commuting distance of London.
(d) There is more of your desired 3-bed-garden-detached to choose from.
(e) While house prices in Ashford are half of what you’d pay in Tonbridge or Orpington, the market will eventually catch up. Which means you’ll be buying a lower priced property that is likely to increase in value.
(f) As the continental high-speed line is new, it doesn’t suffer so much from delays like points failures or the wrong kind of snow or leaves on the line.
(g) Your high speed season ticket will also be valid on the Victoria, Waterloo East, Charing Cross or Canon Street lines, also direct from Ashford, should you need to go to other parts of London.0 -
Another vote for Northants -take a look at Wellingborough for example, which is also well positioned for other parts of the country.0

Thanks guys, I really appreciate all the input. I'll definitely investigate these areas.0
