Boiler Installation Certificate- wrong info on the Register

Hello Everyone,

We are selling our house and when it came to the installation certificate, we could never remember getting one in the post, and obviously never really thought about it until now, when we are coming to sell our house.

The solicitor told us we would need to get a duplicate, so I rang the Gas Safe Register People and they confirmed there was a certificate held on file, but when I gave them the details of the make and model of the boiler, they said it did not match the information of the register, and as my name was not on the register, they could not give me any information at all.

I checked the Gas Safe Register at the time, and the installation engineer was registered, and there was nothing untoward- however, it now appears that he is no longer registered (he may have retired- though i cannot be sure)

I then rang back to the Gas Safe Register, and they said that if this was the case I would have to get another installation engineer to re-commission the boiler in order to obtain a certificate or take out indemnity insurance for the lack of a hard copy of any certificate.

it seems to me that it is a simple admin error, as he did register it- so he hasn't avoided it to avoid paying etc. but it appears he put down the wrong make/ model I Have copies of receipts and everything- very frustrating.

Any ideas anyone?
How much would a plumber normally charge for this service?
How much would the indemnity insurance cost for something like this?

Cheers in advance

First thing is to get hold of the duplicate, pass it to your solicitors who will pass it on. Then see if anyone complains.

How did they even find it then?
  • I'm guessing it was the right address but the wrong boiler or something?

If I was you, I would call a Gas Safe Plumber and ask them if it would be possible for them to do something retrospectively for you. At least they would be able to tell you if they can do that and what they would charge. As there wouldn't be any parts, just labour, perhaps it wouldn't be too bad?

Or indemnity insurance I guess, but to me it seems like it could be fixed fairly quickly so better to fix than insure?

How long ago was the boiler installed?
Has it been serviced since and do you have a service report?

If so, that is a far more useful document for the buyer as it details the condition (and any legal installation issues) of the boiler recently, rather than X years ago.

But buyers can be picky about things like this, esp FTBs!

Indemnity insurance will cost about the same or less than getting the boiler re-commssioned - and if there is an installation issue (eg flue needs to be moved) that could cost way more....

I would phone up and start again.

You want the certificate for XX address. You are not near the property to check any details. Can they please send the certificate straight to your solicitors at address YY.

Can't see how they can refuse.
