New build houses - floor furnishings?

    If you've knocked what you can off the price then it is the Perfect Time to be asking for the fixtures and fittings you can get. The carpet costs them peanuts. Ask for it!

    the specification lists the items included READ IT, many people walk around show homes and think thats what they are getting, flooring is not normally included, use as part of negotiation package.
    Show homes are fully loaded, to show off all the options available. ASK before you Reserve as a general guide, bathroom will not be fully tiled , floors not carpeted or ceramic floor tiles, gardens may not be turfed. Fences could be post and rail not close board ,wardrobes not included.
    Disclaimers may not be openly on show.ASK another thing to watch is what hand the home is, sometimes you loose the window in the bathroom if it ends up on internal wall.

  • Buying off plan is always a bit of a risk. If the house isn't going to be ready until December it's probably not even started yet.

    There may be things that aren't apparent from looking at the plans but will really irritate you or mar the property when it's up. Make regular visits while construction is going on and try to visualise what it and the surrounding properties will look like when they're finished.

    Good point.

    My neighbours bought off plan, and did not realise their front door was up three stairs. As they are elderly this has caused endless problems for them, particularly when one of them ended up in a wheelchair. What was even more frustrating is that there are identical properties on the development that are at ground level, but by the time they realised this is was too late to back out.

    we bought our house brand new 6yrs. we didnt even get tiles,let alone flooring. still,cant complain now tho,we only paid 40grand n its worth 130grand now .

    I've just bought a new house - no flooring was in the package apart from the kitchen/utility tiles which I have stopped them doing. So in return they are giving me a cheque for £600! Which has allowed me to fit polished granite floor tiles to kitchen/utility and downstairs loo for the same price as their basic tiles!!!

    Superb! I asked if they would leave the tiling off the walls too and reimburse me for that but apparently that had to be done for them to get their new build cert - otherwise I would have tiled the whole house in granite!!!!!

    If you don't ask, you don't get!

    But I personally would rather fit my own flooring - one of their head office people is unlikely to have ordered the same stuff as I would have, and I would rather have my house looking different inside to every other house down my road.

    Hi i have to agree although it was a shock to see it bare floored etc we have chosen lovely flooring that won't be the same as everyone elses! and will have it the way we want! maybe not such a bad thing!

    We're in the process of buying a showhome, and are getting carpets throughout (saving a fortune as it's a 3-storey house !!), fixtures and fittings including fancy lights and what would have been £3.5k's worth if bought as optional extras of fitted wardrobes in 3 of the 4 bedrooms !!! And all this for best part of £35k less than the first people in the development paid..

    Most house sales don't include flooring unless stuck down like tiling, carpets are negotiated - sometimes people pay for them, most of the time these days people just throw them in for free... some people specifically ask for them not to be left...
