New build houses - floor furnishings?

Have seen a new build house we really like but have been told by the builders (Linden Homes) that thay don't include carpets or floorings except for the tiles in the bathrooms, kitchens and on suites - can this be true? Or are they taking me for a ride?

    In any case, compare how much the builders charge with quotes from two other suppliers.

    Developers charge a fortune for carpet. I would try for money off the house first, carpet second. The price they put on carpet is nowhere near the going rate, let alone the rate for an MSE! Put your own fittings in wherever possible but negotiate with the developers hard on oyur purchase price. Never pay asking price - it's purposely overinflated.

    Hi well ours is currently going through but its shared ownership, we just assumed it included carpets and got a bit of a shock when we found out it didnt, the kitchen we think is going to be half done and possibly the bathrooms and small toilet but don't know, we have had to save up quite a lot quickly! but have done it through a local company to save hassle!
    Not sure about normal purchases! have read that you can barter so may be worth enquiring! Good luck.

    Yes, it is perfectly normal for new builds to have no flooring coverings at all except tiled areas.

    Some people negotiate these as part of the deal they get. So obviously that's down to the ability of the developer to be willing/able to make that deal with you and your negotiating skills.

    Still "no". It's still a new build and won't include floor coverings.

    SO would make no difference to this except you won't have an opportunity to negotiate carpets (or other fixtures/fittings like you can early in new builds) in the deal because with SO the price tends to be the price (I believe).

    The people selling/managing the SO are not the developers so it's a different ball game as you aren't in a sales office provided at the developer's expense negotiating the terms of your purchase with a sales negotiator.

    Thanks everyone - I've already knocked a considerable amount of the price and got them to pay the stamp duty too (total saving if nearly £50K!!!) so I suppose I won't try any more :)

    If they are willing to knock off £50,000 :eek: :eek: :eek: then the property was never worth that in the first place, whatever they quoted you. What a con!:mad: Or maybe the first signs of a serious downturn and the builders wanting to make a quick sale without much profits so they are not stuck with the properties.

    50k off a shared ownership price, is a scarily large reduction, depending on the 'share' percentage being bought.
    It's a health benefit ...

    where did i say shared ownership!? The house is a 5 bed detached with an asking price of £750k i am buying off plan with completion due in Dec07. Hence managed the deal.

    When you put it that way it is less than a 7% reduction you are getting ... I would be asking for more! x
