    The fault (if that is the right word, probably not) of legal tax avoidance is the Gov, not the individual, there is nothing wrong with making sure that you benefit from the rules. It is those that break the rules that are the problem.

    Edit: I'm beginning to wonder if you are real, your logic is really mixed up, you sound so naive, almost like a child with your attitude to tax avoidance.

    We put up all our rents when the last tax changes were announced. We prefer to rent under the market rent, but we decreased the margin that we rent under the market rent. We might even still be able to maintain that same margin, if other landlords also increase their rents.

    As and when interest rate rise there'll then be plenty of LL's with no further headroom to increase rents further. The furore over the tax changes suggests many are simply unprepared. ( I appreciate that your good self won't have this issue to face).

    Yes, I am. It is an investment for retirement which we have worked hard for over the years. It gives a better return than banks, so why would I not buy property? It is also putting property on the market for people who cannot, or do not wish to buy. It is a two way arrangement that works for me and works for my tenants.

    Why do you have a problem with it? Remove rental properties from the market and what do you achieve? Just curious too.

    Not a charity at all, but neither am I an exploiter. Many landlords will tell you that it pays to be competitive and keep tenants for longer, rather than price at the top of the market and risk voids. A good managing agent will advise on a suitable rent within a margin, and will get you good, reliable tenants. It depends where in the market your properties are.

    I haven't done any sums yet, and will probably leave that to others. But this tax (or any) on landlords can only be paid for ultimately by tenants, so it helps nobody. I have no problem with CGT on sold properties, however. None of my properties are mortgaged, which also helps.

    Ahh, damn you! You stopped me retorting with (well almost), that that is their problem not mine. As selfish as it sounds I only invested for me and my family, not others.
