Debate House Prices

The economy and the autumn statement

Extra 3% stamp duty on second homes and BTL properties, not a bad move this, it doesn't hurt existing landlords, but it will help future FTB's.

    Surely it does hurt existing landlords as it redues the value of their properties when they come to sell?

    However I think you will find this thread ahs nothing to do with house prices or the economy and needs to be moved.

    Why? I could sell my investment property to an owner occupier.

    EDIT: That's why I specifically added 'the economy' in the thread title, so it might not be moved like the last one. Mods please try and use common sense, and leave the thread where it started.

    Overall the demand curve will have been shifted down slightly because of the new tax wedge that applies to some buyers.

    the aggravate demand, comprising both BLTers and OO will be more price sensitive so one would expect prices to fall a little

    Very marginally, not enough to concern me, anyway it will also have a marginal affect on rents, as less landlords enter the market, so some compensation there for existing landlords.

    Yep. A good move. Doesn't go far enough imho, but good to see another speech with measures recognising the problems caused by BTL and acting accordingly. Hopefully new measures making btl less attractive will become a regular feature of such speeches :T

    It is a large additional cost for any London landlords looking to invest, you don't get much for £500k, and that would be an extra £15k stamp duty to pay. When a FTB and landlord are competing for a property that gives the FTB a good head start.

    Once the other new tax rules (scrapping the wear and tear allowance and the 20% cap on mortgage tax relief for higher rate tax payers) are applied, it will be quite a barrier for new BTL entrants to overcome, before there investment becomes profitable.
