I don't think WhatsApp is the ideal contact method in an awkward situation. You may need hard-copy proof of what was discussed in writing.0

I quite agree that WhatsApp is not the best method of communication for this situation. The OP should be WRITING (ink, paper, stamp, proof of postage) to the landlord.0

I'm aware it's not the ideal method of contact but if she's not responding to me then she isn't likely to respond to any letter I send and this doesn't help in the next few weeks. Would it be advised to make the 100mile round trip to try discuss it in person?
With regards to hard proof as well, I've had problems with neighbours etc in the past and threats and the like sent by text to me which has been sufficient enough for police to take action. We've had email and text exchanges which can be proven to have come from her?0 -

I'm sorry but you're not listening at all.
Letters are proof. Regardless if she replies or not, you have proof.
The police will of course look at text messages because they are investigating various criminal incidents (one of which might be malicious communications; and/or harassment). This is not a police matter.
It's simple: are you willing to go to court?
If yes, write the letter.
If no, don't waste anyone's time.0 -
You haven't signed a tenancy agreement yet so can't expect the property to be available on the date you require it.
Unfortunately that's how things work. You sign the tenancy agreement first then hand in notice to end the tenancy on your existing property or take a risk the property will not be available. You don't set anything up until the day you move in.
There's many more reasons the property won't be available.
You did say you would live with family for a few weeks so why can't you do that now?
You will have to ring the furniture suppliers and delay the delivery.
She's not scamming you she's just not very professional.
You will not get emergency accommodation as you've made yourself intentionally homeless. You could stay on in your current property and pay double rent for 3 weeks or you could move in with family or you could move into a B&B for a few weeks.

Once you are offered the property from a certain date you have a contract, it is safe to give notice then.0 -
Please phone Shelter. They will be able to advise you not only on the LL problem but also what you can do, if anything, with Housing.
Keep your texts and print them out (or any form of communication you have). If you can remember when you called, make a diary noting the conversations. This is the only proof you have.
The fact that she is not returning your calls would make me suspect a scam too. I wouldn't hand over deposit without a tenancy agreement being present.
Do you have a receipt even? Does the receipt say what the money was for?0
