Conservatory from Anglian

We are living on a 3 bed semi and we are looking to get a conservatory .Anglian came over yesterday for a quote and their materials looks more robust than what others are using. (solar glass etc)

its 18.25sqm and because its 3.2m long and we need more than 50% brickwork, they told us we need both planning permission + building reg which spiked the price. original price quoted was 26k and they have come down to £21584 now. Everything is included other than flooring and radiators. Is this price fair?

    Step back and consider that no consumer should ideally have any dealings with Anglian. Then consider the price - in a Wickes catalogue the cost of a typical conservatory would be £3000. I accept that yours is bigger than this.

    I had a conservatory last year size around 5m by 2.5m. With foundations, walls, insulated slab, glass roof, electrics, lighting, plastering, decorating, landscaping, path, garden, and the removal of the original asbestos conservatory this cost £9000.

    I suggest you seek further quotations, and seek recommendations rather than taking risks with the national names. The rule of thumb is to avoid Anglian, Everest, Safestyle and similar folks.
  • And bear in mind that the materials has nothing whatsoever to do with whether it needs planning permission or not. Any requirement for PP is due to the size - it's impossible to advise without seeing a plan (showing the original and existing house), but you can see some general advice on the planning portal website.

    You are spot on Dan-Dan with this reply.

    My sun room is in lieu of a conservatory and the same size as that posted by OP. Mine does have Planning Permission, it does have Building Regulations, and it is built and finished to a high standard. It can also be used all year round and requires a 800W electric heater to give occasional background heating. This is important because many people are unable to achieve this 365 day use, plus low heating bills, with a conservatory.

    But the difference between my sun room and OP's conservatory is the cost. Mine came in at under £10000.

    Whilst others might disagree I believe this saving of £12000 to be worthwhile, and far better kept in my bank account than paid in commission to a conservatory sales person.

    Whats the difference between a sunroom and extension with less glass? does the Sroom have the wide window ledges inside, same a a conservatory build? I ask because architect advise me that for extension, with a normal wall build he was restricted to % of glass allowed..this means one wide window plus frenchs doors, and that the door into it, from the kitchen will therefore have to be fully dble glazed and lockable, as if its an ext door.

    Mine is an extension. I called it a sun room because it is in the back garden and is built with a lot of glazing. It has four double casement windows, a large pair of French doors and two Velux roof windows.

    Mine is mostly windows and the French Doors. But you need piers to support lintels and also to create corners. I have a dwarf wall and around 75% glazing for the external walls.

    With the conservatory I met the sales folks and did all the usual but this was built for a family member. This person is in their twilight years so I stepped in to help!

    I am not a fan of conservatories, so my home has a sun room and not a conservatory.
