MyDeposits - any experience? Deposit dispute

Hi all,

I've recently moved out of my property (30 October), and have received emails (after chasing) from the lettings agent with a breakdown of deposit deductions. I paid £800, and they wish to return £187. They are claiming the following:
    £333 decorating £90 gardening £190 carpet cleaning

I disagree with all of the above except for the £90 gardening fee, I dont entirely agree with that but do agree that the lawn needed mowing, despite it being mowed around 3 weeks prior, and that some weeds did need pulling. Upon taking on the property however, it wasnt mentioned that the whole edging of a rather large garden had been planted with a whole range of different plants that would appear in the spring/summer after moving in, but anyway, i'm happy to let that go.

I've put in a dispute via MyDeposits, for all except the £90 to be returned. I've never seen an inventory upon moving in and it wasnt until I emailed the lettings agent stating this, that they then sent an inventory and check out report. The inventory i don't agree on anyway, but never seen this once in the 2.5 years living there. Also, I'm unsure as to how up to date it was prior to me moving in as there was a lot of snow in the garden and I didnt move in to the property until late April and I know the previous tenants moved out around 1 week before.

Anyway, my question really is does anybody have experience with MyDeposits at all? Do they tend to take long to go through the ADR process? Are they fair in their judgement etc? Any experiences would be helpful please.

Thank you!

    Hi all,

I've recently moved out of my property (30 October), and have received emails (after chasing) from the lettings agent with a breakdown of deposit deductions. I paid £800, and they wish to return £187. They are claiming the following:
    • £333 decorating - Did you cause any damage?
      £90 gardening - It's winter, forget this.
£190 carpet cleaning - Did you damage the carpet?

I disagree with all of the above except for the £90 gardening fee, I dont entirely agree with that but do agree that the lawn needed mowing, despite it being mowed around 3 weeks prior, and that some weeds did need pulling. Upon taking on the property however, it wasnt mentioned that the whole edging of a rather large garden had been planted with a whole range of different plants that would appear in the spring/summer after moving in, but anyway, i'm happy to let that go. - Don't.

I've put in a dispute via MyDeposits, for all except the £90 to be returned. - That was silly. I've never seen an inventory upon moving in and it wasnt until I emailed the lettings agent stating this, that they then sent an inventory and check out report. - So it's not signed by you? The inventory i don't agree on anyway, but never seen this once in the 2.5 years living there. - So it's rubbish, it's not signed by you, it's fairly worthless. Also, I'm unsure as to how up to date it was prior to me moving in as there was a lot of snow in the garden and I didnt move in to the property until late April and I know the previous tenants moved out around 1 week before.

Anyway, my question really is does anybody have experience with MyDeposits at all? - Yes, lots of people. Do they tend to take long to go through the ADR process? 2-8 weeks. Are they fair in their judgement etc? - yes. Any experiences would be helpful please.

    Thank you!

Mostly irrelevant now as you've submitted your evidence. You'll know in a few weeks.

£90 for gardening...what on earth needs doing to cost £90. Is it a huge garden? You aren't expected to keep it pristine manicured condition. All you need to do is just mow the lawn and 3 weeks ago is fine. I wouldn't let them have anything.
    :footie:
:p Regular savers earn 6% interest (HSBC, First Direct, M&S) :p Loans cost 2.9% per year (Nationwide) = FREE money. :p
