Seller wants more money for fixture that was in property description

    It's a very sizeable pergola - but not your usual wooden trellis type - a big round domed one with columns supporting it (that are bolted into the ground). Basically, pretty shelter for a patio. And the sort of thing that's going to be costly to uninstall, shift, and re-install. It was roughly £2k including installation and they're asking £1k for it. I guess I understand not wanting to give expensive items away with a house for 'free' but the fallout of me not taking it is they'll probably have to spend around £1k just to keep it.

    Our sellers tried this last year with the range oven.

    As it was listed in the EA details, it formed part of our offer. They then said a couple of months in we had to pay them £800 for it.

    We countered with, well then take it, but we won't be exchanging without a gassafe certificate stating it had been safely removed by a qualified expert. They dropped the issue quickly. We have the oven.

    I would just call their bluff and tell them to take it. Maybe they will or maybe they won't, but either way you don't pay for it.

    £2k sounds totally over the top. You could easily replace it with something suitable for well under a £1k.

    Call their bluff. Ask to see the original invoice.

    Ask them to take it with the requirement that they 'make good' the area underneath so that it matches the rest of the garden

    Just tell them to take it and make good the area that it was installed, or tell them you will pay the £1000 for it, but you are now reducing your asking price by £1000 as this purchase has eaten into your deposit.

  • Tell them to take it ..but your offer is being reduced by the £1000 cost for loss of amenity PLUS the cost of professional landscapers making right the damage of removal.

    careful not to antagonise the sellers. They could pull out and sell at a higher price. You do not want to lose your forever home for the sake of something petty.


    If you don't want it, politely tell them so but ask them to ensure the area is adequately repaired or presentable. Take pictures before they remove it.
