Help/advice to sell my property.

    Bathroom needs work, garden looks neglected, the walls are discoloured on left side, children's room is very very small, more like a box room.


    Seller if you house has not sold after 8 months, think of the price as the main sticking point. Doesn't look like a fast moving area, other properties more value for money nearby.


    The house I bought had been on market for 3 months and we got it for 17 k less, it's always about price or high expectation. If you aint willing to do a proper renovation then you have to drop the price or risk being on market for a long long time.

    The OP likely doesn't want to sell at less than they paid, although it looks like no-one is willing to pay the £83k asking price.

    Nothing major looks wrong with the house. The bathroom could be re-done but that would obviously cost money. I doubt some decorating or hanging baskets will change peoples minds.

    If the OP is unwilling to accept a lower offer then maybe they'll just have to play a waiting game. Only problem with this approach is people will start to question why it's been on the market for so long and put in lower offers. Maybe the best approach would be to take it off the market, spruce up where possible and then go with another agent.

    Thanks for your research booksurr. ... as you know the 75 chapel street property was reduced to this price today.... and as you point out we have garage access to the rear. so no 75 should (in theory) sell long before yours, although not necessarily to an identical buyer given you have different parking. BTW I don't do "research", I simply select the rightmove "see similar properties in this area" link and set it to 1 mile. I don't look at asking price history, but I do look at historic sales info. I am coming to your listing cold and simply want an immediate comparison to see if yours if worth further investigation compared to others on the market that would make my immediate (hypothetical) short list

    3.75% over 4 years is hardly an extortionate increase. agreed, your price increase is reasonable if your property is competitive

    The brunswick street property you point out also entered the market in June this year like ours, so I am not overly worried as neither have been on the market for ages. obviously the agents in your area are working together to raise the general asking price to >80K. The fact you are asking how to make yours sell speaks volumes that prospective buyers have not yet accepted the agents opinion on new floor price of >80K for 2 beds. Time will therefore tell, as you are finding out!

    I know I can drop my price and sell. But as properties are selling for the price my property is on at and higher in the area I wanted to see if anybody had any suggestions to help me achieve this.
    as ever properties will sell if they offer value. To my mind yours does not offer enough of a value margin over its competitors for the price you are asking. You are therefore reliant on either a naive [STRIKE]idiot[/STRIKE] buyer coming after yours soon and not looking around at others or you need to wait for prices to further rise making yours now competitive.

    There is little wrong with your property, but the fact you want 3k more than you paid for it means you have not reverted it back to the infamous blank canvass which means potential buyers do not mentally revise offers by their idea of how much it will cost to remove your taste. Your choice....
  • I like the downstairs :)
    The upstairs decor is not my taste but that wouldn't stop me buying a house if everything else about it was right.

    However, If I was looking for a house of this size in this price range in this area I would go for one on a quieter road.

    tbh I think its overpriced for the area. So I think you will need to be realistic about the price if you really want to sell. Take it off the market until after Christmas, then instruct another agent.

    Downstairs is fine - both of your bedrooms are very 'busy', which makes them look smaller, which is a bit of an issue as they aren't very large to start with.

    I also agree with the posts suggesting that you try to brighten up the yard.

    If you can, consider replacing your shower curtain with a screen, and I'd get rid of the photos of the garages, or re-take it at a time when there are fewer cars.
