Help/advice to sell my property.

What would you do?

Please see the below link to our property which has now been on the market since March 2015 (with one unsuccessful sale which took the property off the market from Match - June 2015)

(Sorry cant post a link - SK16 4qw - £83,000 - 2 bed terrace)

Since going back on the market in June we have had 5 viewings only one of which has resulted in a second and third viewing and the general feedback has been that its lovely just not for me. Which is one of the most frustrating things you can hear as a seller.

I have been contemplating taking the property off the market, redecorating the whole of the downstairs and re listing with a new agent in a bid to revive interest.
What would you experts do in my situation, would the investment and time of the market help me to achieve a sale, without a significant loss.

    Personally if you are suggesting any redecoration I would do upstairs to less personalise everything rather than doing downstairs which seems fairly neutral

    Paint the walls in the garden to freshen them up.....maybe some potted plants to break up that concrete space too
    restain your decking and perhaps a chair to go with the patio table that looks a little lost on its own....

    I also notice some nice hanging hooks...maybe some hanging baskets could be added.

    I think people may find the second bedroom rather small (possibly because the bathroom was once part of a larger room) preferring the alternative of a downstairs bathroom and more space upstairs (usual with terraces).


    The house is really well presented, so it's probably a case of waiting for someone who has just one child.

    I dont see it as a child friendly house TBH...it looks like its on a main road with the door fronting straight onto the pavement...
    To me the house becomes crowded once you dress that 2nd bedroom as a childs room....personally I would look to show it as an office

    There's a little lobby, so a child would have to open two doors to get to the street. It wouldn't bother me.

    The second bedroom is very narrow though, and the backyard could do with a bit of greenery as it looks very lifeless.
  • For me, the main bedroom looks very personalised (if that's a word!).

    The living room also looks a bit dark...maybe open the curtains a bit more to let more light in?

    The back yard/garden looks a bit depressing. I'm not a fan of concrete gardens anyway but I think a few bit pot plants etc could make it look a bit more attractive.
    Debt 30k in 2008.:eek::o Cleared all my debt in 2013 and loving being debt free :)
    Mortgage free since 2014 :)

    Kick the estate agent.

    According to the photo you have a eating space in the kitchen?

    If so call it a kitchen diner and mention the dining space?

    Definitely do something about the bleak yard.

    Yep, agree

    House looks good. Nothing that is really necessary to do/change

    State kitchen/diner on blurb

    Do something with the back - paint walls, scatter pot plants, table and chairs (won't cost a fortune)

    And, get rid of the picture showing the garage at the back - taken at the wrong time - too many cars - very off putting - says garage at rear so picture not needed.

    This house is the same size as yours within 1/2 a mile and £15k (20%) cheaper, so why would I buy yours?

    To be fair, being closer to Audenshaw will require some sort of reduction.

    Neither of them are in popular areas and therefore first time buyers can skip a rung in the ladder if they are inclined to live near Duckinfield or Audenshaw.
