As I said, maintenance which is purely voluntary and locally agreed without outside "interference" can be taken into account by at least four lenders who will accept sight of three month's bank statements as evidence. A fifth requires six months' evidence.OP the CMS can become involved by either party even if a private arrangement is in place if either party believe things need to be looked at again.
Several lenders will take CM into account for a mortgage either in its entirety or a percentage of, but your ex would need an agreement through the courts or CMS and a record of payments.
The OP stated his ex had told him lenders would not take the maintenance into account without it being externally enforced, which is not the case.I am a mortgage broker. It's unfortunate when someone approaches a lender then quotes their policy as representative of the whole market.

Anyway, it will be her loss as the amount that is requested by the CMS is lower than what I have been giving her monthly...
I now need to tackle the other issue about the mortgage. She got me to move out of our 5 bedroom house (renting a room and so her new bf could come over at week-ends)... While I'm renting a little place (2.5 bedroom). She is now saying that she does not earn even moeney and needs me to pay for part of the mortgage! I cannot wait for the house to be sold...

If you are having to pay the mortgage and rent somewhere else then move back in....I would. It's a 5 bedroom house, how many of you live there? Surely there's enough room for you to have a separate bedroom from her?
You being there might help with the sale otherwise where is the incentive for her to sell if you are paying the mortgage whilst living elsewhere?
If she has no income then she won't get a mortgage which could make this 5% loan a moot point.0 -
It was a 3-storey house, so I was living on the top floor (different bedroom, bathroom, etc.) and I wanted to co-habitate until we sort things out but she did not want me there. I now have a 8-month contract on this property and I had to buy all the furnitures to make it welcoming for my daughter etc so it's not like I can move back just like that

I am not upset with the separation as such but the overall way it was handled, I cannot comprehend it! Still, I am the one being blamed... Anyway, that's another story all-together!
I shall make the most of having my little princess over for my 2 sleeps
