    People who ask vendors to go into rented generally have a reason for wanting to move in quickly. Maybe they've got a baby on the way. Maybe they're moving to a job in the area. Think how you'd feel if you bought and the vendor changed their mind about going into rented.

    I can honestly say that both of the cases i have experience of, the ploy has worked out fine for everybody: when the buyer finds out, they start to apply a lot of pressure, and the naughty vendor works quickly to appease the buyer.

    Waiting a couple of months longer to move to your dream home is usually a lot less stressful than being unable to find that dream home.

    There are some of us who would pull out if someone tried to do this to us. At the very least I would put the solicitors on hold and start looking for another house. If one came along I would pulll out of the purchase where the seller has lied.

    Years ago I had a buyer who liked to play games.

    She made an offer on our house and the house across the road and had surveys done on both. Then she decided to lower her offer on both of our houses shortly before exchange. Someone who knew her had told us she had done this a few times before to get a better deal.

    We hadn't found anywhere to move to and we had another buyer in the wings so we refused her lower offer. We knew she preferred our house as it was bigger and had off street parking. So she moved into the house opposite then tried to battle with council to get bus stop from outside her house moved (we objected:D) and fell out with all the others neighbours as she parked her cars outside their houses as she had a bus stop outside hers. Falling out so bad nails were allegedly put in tyres. We sold up and moved on leaving them to their squabbles.

    Good enough for game players!

    Ethically, of course you're right. However, given the number of buyers who claim to be cash buyers when they're nothing of the sort, for me it comes under the heading of fighting fire with fire!
  • My preference is seperate, although admittedly I'm looking at a much smaller scale than you.

    Reason why? Simply if the kitchen is a mess or cooking something that smells, I want to be able to close the door on it and not have to look at it whilst I'm eating or whatever.

    People tend to think about knocking walls down rather than sectioning areas off. So doing it might equally put off buyers who prefer it the other way and worry about the cost of getting a wall put in.

    Just keep as is, why put yourself through the hassle of building works, especially if it makes no difference to the overal value

    If the buyer really wanted to fight back, he/she would look elsewhere and find something else and only pull out just before exchange after you have found somewhere to buy and agreed everything.

    Fortunately not everyone plays these sorts of games. Some people are prepared to walk away at any hint of the same.
