Removals logistics on moving day - buy/sell same day

Hi there

I was looking for any advice on how to best schedule our removals company for our moving day. We will sell our house and complete the purchase of our new house on the same day.

I am therefore trying to figure out how we should best organise the logistics for this... How soon should we ask the removals to turn up to pack the van? How do you time this given there is no definite timescales for transfer of funds?

To add to the difficult we have a 9 month old baby so any tips on moving with a baby would be appreciated!

    Pick a reputable removals company and talk to them. They will have done it hundreds of times before and should have a standard procedure.

    Do you have the funds to buy your new house without selling your current one?

    If you do then you could have a leasurely move in and then complete on your present home.

    If you don't then you have no choice but to complete simultaneously. This usually means packing up all or most of the house the day before, removal squad will usually leave you with a bed and a kettle and collect them on moving in day.

    I agree though, I would pack the whole house up and clean it then go to a hotel and move in the next day.
  • If you pack all your stuff in a van, what do you do with it overnight? None of your stuff will be insured to sit in a hotel car park all night.

    The removal company will have come ou to do a survey for you , they will take into account how much stuff you have to move , whether you need a packing service and how far you are travelling . they will tell you when they need to turn up and start loading the vehicle / vehicles

    If you are doing your own packing , please make sure you have packed everything , and if you said you are going to get rid of stuff prior to the move , make sure you have !

    Make sure pets and children are out of harms way , leave the kettle , tea and coffee to be packed last as they will appreciate a drink

    if you are doing your own packing label the boxes

    Everything packed over the preceding week.

    Depending how much stuff, either

    * load the van the day before (most house contents insurance will cover it while in the possession of a registered removal firm, but check your policy) or

    * removals arive at 8.00 am and pack up

    You need to aim to be out by 12 midday, house empty, and clean.

    You and the van then drive to new house and sit outside till the seller (or their solicitor) confirms funds have been received, give you the keys, and in you go.

    Of course, that might be midday..... or 2 O'Clock........ or 5 PM ......

    Its exactly that last point I was concerned about... If we get the removal company to turn up at say 12, everything packed by 1... Then we end up not getting the keys til 5pm!?

    Will speak to the company about such a scenario and the possibility to have our items in the van until we get the keys. Alternatively I might run it past the developer (new build we are buying so no onwards chain) if there would be an issue getting in... Or is that just cheeky!!:rotfl:

    As I have very very recently had to deal with this (I can still see boxes as I type) I know all about this.
    I found a removals company, they came round to do a survey and I paid a £50 deposit to confirm the date. They told me they would arrive to load the boxes (that I had spent the previous week packing) at 9am on the day. As it happened, the removal company had a problem and didn't get to me until gone half eleven. In an hour and a half they had packed the van and dismantled the bedroom furniture. We cleaned while waiting for the removers and as they were packing. Completion was due by 1pm at the latest (FTB buying mine and me moving into a vacant house) but my buyers failed to complete due to non arrival of funds- luckily for me my solicitor managed to shout at enough people and I got the phonecall to say I had completed just before 5. The removals had by this point driven the hour or so to my new house and spent the afternoon sat in the van outside the new house, they said they regularly do that!

    The developer will not let you in until they have had authorisation from head office.

    We didn't get authorisation for our key release til 5:30pm.
