people don't put their houses on at this time as you would need to wait to register for schools. At least out of London at least.

But surely when it is the time to register the price goes up if it's a desirable school?

  • Seems rather widespread then. I'm in Essex. Going by these boards some property is obviously selling, so it just makes me curious as to what areas has what going on :)

The market isn't great for me in my area either.

I'm caught mid way between being priced out of my area or there simply not being many properties coming onto the market, or them being "landlord to landlord" properties.

There are some really high asking prices at the moment, mostly the closer to the town centre you get. I'm happier to settle further out to the outskirts, some of which are considerbly less expensive. However many of them have been very ambitious in their asking prices, trying to match the more expensive areas, only it seems no one is taking the bait and quite a few reductions are appearing at the moment. Just not particularly attractive ones, or for properties which are completely pants :(

At the moment, I've decided that it's probably as good a plan as any to sit tight until Spring, increase the savings pot a bit more and hope some more properties come on the market.

The last couple of properties we made offers on, the houses were sold for 10k above asking price. Definitely selling. Anything that isnt wildly overpriced is going within a matter of days.

Same here, but it's because not enough is coming on the market so I think a lot of buyers are panicking and just buying. We are prepared to sit and wait. But a lot of sellers are trying it on. I will only offer what I personally think it's worth and not get caught up in the panic buying.

I'd say that not only has the quantity of houses on the market dropped but also the quality.... the only houses that are coming up for sale just seem to be the shabby houses in undesirable areas and their asking prices are still very aspirational.

This is also true down here. A lot of them are renovation project but with a 'finished' price tag. We are going to put an offer in today on one but I don't think the vendor will like it. But that's all it's worth to us!

Unfortunately there are a lot of buyers out there and we are getting to the stage of sitting and waiting might price us out of the areas we are looking at.

And so many buy to let properties coming up. That are for sale to other investors only. So annoying.
  • I have been looking in london outskirts for months and facing the same problem, all down to a lack of supply due to people unable to move up the ladder. I have alerts on rightmove and check daily, mortgage and large deposit ready and looking at whole of south london (and further) My budget is above what the average person and afford so unsure how normal people will do it.

I bid asking price or above within days (unless open house) but someone comes in well above the asking. Anything very close to station goes even quicker and higer

Dont see any price crash due to demand and our economy so heavily invested in housing plus cash buyers are not impacted by interest rates/inflation.
