Walls and chimney stack removed WITHOUT building and planning permission

    As DG said previously, the removal of an internal wall in a bungalow is unlikely to have structural effects on the property, that wouldn't already be apparent.

    What has been done to the chimney, has it been removed to the ground or has the breast just been removed and the stack left.
    Your surveyor is asking a question about compliance on paper, but why isn't he offering any opinion on the structural effects of the works. Half arsed job if you ask me, he is willing to comment on the potential legal aspect of the works(solicitors domain), but why not on the structural side(his domain).

    Retrospective BR approval is a potential minefield, and could take months, with no promise of a positive outcome. My advice would be to not contact them as this could jeopardise a potential deal saving indemnity option.
