  • Report from yesterday : seen other properties in better cosmetic condition for £400,000. ( words to that effect ) .
    So , after sat I expect a similar response . I may talk to chase Buchanan on Monday , with a view to lowering to £385,000.

    A few previous viewers did like the property , but couldn't / didn't bid because of one thing or another . It may be what the doctor ordered .
    We'll see ;)

    I think Chase Buchanan are wrong about nothing needing doing, buyers are not very imaginative. You are selling a lifestyle and have to dress your flat. I have had a look at others in your price bracket and locale and they are spotless, but I can see that for example the curtains are not made to measure, they are off the peg Dunelm mill type, but they are neat tidy and modern.

    A bit of dressing could make all the difference. Is there a particular buyer that is viewing. When we sold our first house, we had a new baby and the buyer had just had a miscarriage and wanted to start a family and I think they were buying our lifestyle, you know if we have this house we will have a baby too (they went on to have 2 babies in that house). So are your buyers aspirational yuppy types, if so you know a moka on the hob, cheffy bits in the kitchen, a nice rug etc.

    Our second house sale wasn't quite the same, but he wanted to buy on our road, but when I sell this I shall be putting Molton Brown and Cowshed products out, etc. ( you can pick up empty bottles for pennies and fill with knock off!) some fluffy white towels, a white duvet cover ( ironed) kept specially for viewings, you get the picture....http://www.telegraph.co.uk/finance/property/advice/10911939/How-to-sell-your-house-in-24-hours.html

    Just to repeat what I said before. Offers around, or, offers in the region off, depending on which EA speak is in use by Chase Buchanan £390k.


    Why wait until Monday, you've pretty much established by lack of sale and comments that your property is now overpriced. If you have another viewing Saturday, surely it's much better to stimulate that viewing, rather than let it get away - make them want to like it as being better priced than the competition.

    Hey Patchwork Cat, LL, GG, I and probably others have been suggesting "fluffing" ("tarting" in Smodletese) for what feels like ever. LL has even made practical suggestions that cost virtually nothing. Dressing for a specific type of buyer is very clever but I get the impression AC has had quite a variety of buyer through his door to date... maybe he'll listen to you! ;):):D
  • I know what needs to be done more or less .Thanks again everyone for your input on that matter . Putting that aside for now , so many people expect everything modern as soon as they walk through the door . So many wouldn't know what to do with a screwdriver .

    I've been unlucky as to selling at the wrong time , both being broke
    and the stuff lobbied about on the news .
    As I say , a few really like the flat and could see the potential .
    Every viewer loved the size of the flat .

    Very best of luck, AC. I would hope, at that price, that people will find it much easier to see potential. Please, keep us posted. Are CB going to contact past viewers in case the only thing holding them back was the price?
  • Thanks again Smodlet :) Yes they are . Had a very good chat with them, and sometimes it seemed obvious to them that some viewers were coming out with lame excuses .

  • Think I found your flat on rightmove, might be an idea to take some new photos with an empty bin. Sounds like a small thing, but just smacks of a place that isn't cared about.
