Ps. I agree with Harz again. Go for a house rather than a flat.

Personally I would always buy freehold rather than leasehold. A much better investment in the long term.

Weird coincidence. Daughter has been dithering about trying to move to a more family friendly house.

EA reckons that at the moment buyers mentally knock 10% off the seller's asking price, and that becomes their baseline.

Another vote here for a house if you can find one.

Take the offer - you may not get another one. How will you feel at Christmas if you said "No" to this one and no one else offers?

A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

I beg to differ : turn up anywhere with a bucket , spade , hard helmet , fluorescent jacket. and you will be hired.

Okay so things are looking up. Now assuming the offers are similar (within 5k of each other), proceedability is the key! As before an unencumbered FTB is worth their weight in gold versus someone selling a property, even if no others are in the chain or the 2nd party offers slightly more. Simply because your sale would still rely on theirs completing.

    Good luck.
