    Anywhere in the local area.

Not just the suburbs, you can get 4 bed houses fairly central to Guildford for £400,000 - £500,000.

    .

You can, but there are very few of them, and unlikely to be in the greatest of areas. Typically north of the A3.

Actually there is about 40. (granted - I looked for recently sold ones too) I just checked. So there are plenty available.

If you were to look now there are 6 - that isn't a lot - even very ordinary 4 bed semis go for well over £500k.

You're talking about 2 totally different markets.

    -Guildford.
    -Fairly ordinary 2 bedroom flat.
-Terrible views of a railway track / some warehouses.
-It is near a station which gets you into London in 30-40 mins....but really - £490,000 smackeroonies.

    Jesus!

this is what you get when you want to commute to London .

I'm sure the vendor is gutted that you won't be placing an offer.

    0.

    Also....

If you want to go to smaller towns in the area...Farnham is a nice enough town. You can get 4 bed properties here for less than that £490,000 2 bed Guildford flat.

    .

    Ah,
That'll be the part of Farnham only known as Farnham by those that have just moved there. Known to everyone else as Aldershot...
  • For that sort of money near me in South herts, you'd be getting a 3 bed house

Zone 6, walking distance to the train station, 25 minutes into Kings Cross, in the catchment area of a few decent schools.

    So £490k for a 2 bed flat? No thanks. You'll get a newbuild 2 bed flat for about £350k - https://www.taylorwimpey.co.uk/find-your-home/england/hertfordshire/borehamwood/gemini-park

I am OUTRAGED that there's "help to buy" on any property, anywhere, at this price. H2B should be for poorer people.... not the wealthy!

Guildford's a lovely city, very convenient for commuting to London.

804 sq ft is very large for a 2 bed flat.

    The combination costs.

I don't agree that 804 sq ft is very large for a 2 bed flat. I live in a 2 bed flat with about 1050 sq ft (plus a garage for storage) and it feels nicely spacious but not vast.

I live in a 2-bed house, that has to include space for stairs and a top landing, and it's about 750 sq ft. I'd say 804 is large and 1050 is pretty vast.
