Does any1 think this is worth half a million?

-Guildford.
-Fairly ordinary 2 bedroom flat.
-Terrible views of a railway track / some warehouses.
-It is near a station which gets you into London in 30-40 mins....but really - £490,000 smackeroonies.

    Guildford's a lovely city, very convenient for commuting to London.

    804 sq ft is very large for a 2 bed flat.

    Guildford is ok.

    Would much rather find a 4 bedroom house in the suburbs than a 2 bed apartment by a railway line. Even if that mean't getting buses, or Taxi's, or cycling to a station.

    Half a million is steep. Sums up house prices right now.

    Guildford's a lovely city, very convenient for commuting to London.

    At the risk of sounding pedantic, Guildford is not a city.

    I'm frequently amazed at the prices people pay for brand new flats. But as already pointed out, Guildford has a pretty decent commute to Waterloo, and is generally a lovely place to live.

    Compared to many parts of SW London £610/sq ft is very good value.

    The suburbs of where? Sadly there are not many 4 bedroom houses near Guildford that are in easy reach of a station, and that can be bought for around £500k.

    There are precisely 6 x 4 bed houses listed on Rightmove on the outskirts of Guildford.

    I know, I've never really understood that!

    Perhaps going horribly off topic now, but there are 18 cities which don't have a cathedral, and 13 towns which have a cathedral but do not have city status. :D

    Anywhere in the local area.

    Not just the suburbs, you can get 4 bed houses fairly central to Guildford for £400,000 - £500,000.

    Also....

    If you want to go to smaller towns in the area...Farnham is a nice enough town. You can get 4 bed properties here for less than that £490,000 2 bed Guildford flat.


    Ok at the end of the day - it's likely it will be a high earning young professional that purchases that £490,000 flat. Not yet wanting a family. Wants to hang out in Pop World in Guildford on a Friday night and once he's found the love of his life and wants kids - will buy a £1million+ home in the suburbs and be chauffeur driven into London for work.

    Actually there is about 40. (granted - I looked for recently sold ones too) I just checked. So there are plenty available.
