arghhhhhh I'm in need of advice

Hi folks,
I would like some advice, I decided to take my house off the market and decided to stay where i am after the 12 week contract.. I gave the 28 days notice even though im not moving. I was absolutely stunned when i was told that even though ive decided not to move my house will still have to stay advertised on Rightmove, Zoopla and where ever else.... WHY, im not selling im finding this very frustrating. I was assured by the agent that my house would not be advertised in there branch, this was 2 weeks ago. I found it in this weeks paper as house of the week, I walked past the brnach and it was advertised in their window " house of the week" CAN THEY DO THIS????

Rightmove and Zoopla are separate companies and they like to keep histories so it would probably stay.
Don't know why they're still advertising it in store.
It's probably good advertising to have their logo around online and it to appear like they have a lot of properties.
An EA around here still keeps their advertised houses on rightmove even though they've been sold or withdrawn from sale.0 -
What did the EA say? It can take a couple of days to get the properties off those portals but it often looks better the more properties an EA has so you can understand why they drag their heels over this kind of thing...Thinking critically since 1996....0

The EA said that even though ive decided not to sell, it has to stay in their branch and on the internet until the end of the 28 days notice... I have never heard anything like it.... ive bought and sold 9 properties throughout my life, i have never experienced this... I didn't know if legally they could do this... they are advertising something thats not for sale, they said that if they get inquires they will tell them that due to my personal circumstances i wont be taking viewings at the moments, im not happy with that.... in my books they are lying to people.0

Thats so they can register everyone who walks through their door so if you put it back on the market with another Estate Agent in the future, they can take the commission if you sell it to someone they have registered an interest.0

I have experienced this too.
Over three months ago I offered on a property listed by Alphasales Estate agent & listed on Rightmove website. I was told the vendors had decided not to sell (one of the family decided to buy it). We drove past it today, the for sale board has gone and somebody is clearly renovating it.
The property is still listed for sale on Rightmove.

You should ask the source of this rule.
If it is as I suspect, a self imposed rule, then discuss it further.
If I were you, I would get a friend to call in asking for a viewing of the property.Well life is harsh, hug me don't reject me.0 -

I have asked them to explain this rule and all i keep getting is that its their policy.... nothing on contract, other than 28 days notice, its says nothing about internet advertising or branch only that its been withdrawn.... how can it be withdrawn when its still being shown as for sale?0 -

I havent.... and im not sure.
I told them im ok with the 28 days notice as im not selling and it doesn't affect me but, im not happy my house is still all over the in internet misleading people. Ive scoured the internet and cant find anything about false advertising when it comes to properties.0 -
Ok ive looked at their letters and contract and they are supposed to be members of the property ombudsman and the guild of professional estate agents... ive checked and they are not members of either !!!!0
