Enquiries from purchasers solicitors

Can anyone tell me if these questions are reasonable and usual?

1) please provide the Corgi compliance certificate and an up to date service record and gas safety records. The seller may need to arrange this as the last test seems to have been 2012


2) Please provide a copy of electrical compliance certificate record

3) Can we have a copy of the latest water account issued by the water authority Or the old drainage search


There are many other questions regarding whether we have fully complied with the lease etc.



The property we live in is a two bed flat built in 2009. I had the boiler serviced by N Power in 2014 but cannot find the pass certificate anywhere! As for the electrical compliance certificate I have no idea? I did not think that was something we would need to sort out.


Any help or advice very welcome

    They are normal.

    Just tell your own solicitor what you have or have not got and let them deal with the response.
  • I do rent a house, and by law I have to pay to do a gas check every year. Also when I started the buy to let thing, I had to have all the electronics checked. This is quite normal for selling too....solicitors also do check the sewage system around the house, and trees which cannot be cut etc

    Thanks all. They received the contract on October 5th. We received these enquiries on 25th. I know they are waiting on answers but seems a long time to sign the contract. It's a new build and they are buying to let. I just feel they are overly awkward. They already bought for under asking price. And yes I realise it's alot of money etc but when you are buying at the same time the stress levels go through the roof!

    Tjequestions are normal but pointless.

    1)as your flat was was built in 2009, the boiler installation would be registeted via building control. Refere them to this. There is no legal requirement to have a gas safety test when selling a home or for the boiler to be serviced. Re ind them if this.

    2)Electrical compliance cert will also be part of the 2009 Building control certificate. Again reger them to this.

    3) You don't have to provide them with a copy of your water account. Let them do their own searches.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    There is no requirement to provide any certification of the gas or electricity systems. Nor to have the boiler serviced at any time, or to have a gas safety certificate, unless it's a rental property. Tell them the boiler was serviced in 2014 and advise them that if they wish to further inspect they may of course do so... at their expense.
    If you have documentation then of course provide it. If you don't, tell them to rely on their own enquiries, as buyers have done for decades. Don't be bullied into expenditure that may well be wasted should the sale fall through.
    No free lunch, and no free laptop ;)

    True. Talking of sales falling through how long do we give our buyers to seal the deal? It's almost a month since they received the contract and still not signed. I have not got their contact details but our Sellers are desperate to go and we want to move in.

    Starting to think of putting our place back on the market but then again that will add even more time to it all

    If I was intending to spend thousands of pounds I would serious enquiries. There's plenty of rogues when it comes to selling houses. What you see isn't necessarily what you'll get. Being straightforward and honest is more likely to endear trust and confidence.

    Phone your EA and ask them to contact your buyers for an update.

    Possible explanations include:
    1. They are frantically sorting everything out with their solicitor, mortgage company etc.
    2. They have lost interest in buying, but haven't got round to telling you.

    Yeah that is what is frustrating. I am in constant contact with our Sellers. I have notched a peep from our buyers and I gave them my number.

    Re compliance certificate, we refer you to Building Control
    A coy of the service report dated 2012 is attached.
    The seller is at liberty to arrange an inspection of the boiler vie our agents.


    2) Please provide a copy of electrical compliance certificate record

    The buyer should rely on their own searches.
