Yes I am paranoid but what happens if they still pull out now. Do they get penalised or is there another step?0 -
I've just had a similar request from my buyers solicitors
they want documentation and warranties on the 10 year old conservatory, which was built by the previous owner, i'm now lead to believe this contravened permitted development due to its size, but as it was over 10 years ago, i'm not sure its enforceable?
they want electrical certification on electrical work done to run power to the shed, which I don't have (although it was done by an electrician, who's since moved away)
my buyers are questioning the PIF, as my PIF sent to them didn't include kitchen white goods. I told them when viewing I was open to offers, they have put this into the queries sent from their solicitor and now they want to come and see them! a lot of hassle for 7 yrs old cooker, fridge, freezer and washing machine!!0 -
Thanks all. They received the contract on October 5th. We received these enquiries on 25th. I know they are waiting on answers but seems a long time to sign the contract. It's a new build and they are buying to let. I just feel they are overly awkward. They already bought for under asking price. And yes I realise it's alot of money etc but when you are buying at the same time the stress levels go through the roof!
Most of these 'awkward' queries will come directly from the purchasers solicitor. The solicitor has a standard set of inquiries that they work through. So it may seem as if the buyer is being picky, but its more a case of their solicitor dotting every I and crossing every T.0 -

I'm in a similar situation and was told 'they are very concerned' about X,Y and Z.
Checked with my EA and the buyer.... they aren't worried and just want to push on with the purchase. (Hopefully that's true)0
