Landlord wants to renew for another 12 months

    Is it a bias or is it statistical fact based on the experiences of both tenants and landlords?

    Even with a 12 month agreement it still only demands 1 month notice period? Mine did anyway

    edit: I had a 6 month tenancy actually

    You don't need to give any notice to move out at the end of the fixed term.

    I'm talking about leaving 2 months in as OP seems concerned about

    I have no idea what you are talking about. Are you talking about a break clause or notice on a statutory periodic tenancy? If there's no break clause then you can't just give notice to end a fixed term tenancy part way through the fixed term.

    No, not all fixed term AST have break clauses and those that do don't all have the same break clause terms. It can vary wildly and some of the break clauses can be so poorly written that it's anyone's guess what they mean.

    Yes it is and if as a tenant you do nothing, then if the LL is serious you will at some point receive notice to quit at the end of the tenancy. If not then you can stay on aperiodic tenancy, but as we know there are security risks with that.
    The decision really needs to be based on how serious about buying a house you are and how ready you are. i.e could you have everything tied up within 2 months if your LL gave you notice to quit. My guess is unless you are already looking at properties, then probably not and in that case you may find yourself having to take out another 6 month tenancy anyway.

    I wouldn't necessarily just dismiss the new contract for the sake of not wanting another one. Take a step back and have a think about a realistic timescale and see if you can find something that fits, a 6 month contract might suit you better, for example.
    If there is any good time to be upfront and honest with your LL about your future plans, it is now.
    You won't be in a worse position, he may insist on you taking a 12 month contract, but at least you will know and can decide if that is too long and maybe find something shorter else where.
    However he may be OK with that and allow you a periodic tenancy, just be aware that for no fault of his own, circumstances may change and he may find he has to give you notice anyway.
  • will update when the agent gets back to me. If they're insisting on another 12 months then I'll contact the LL direct just to confirm this is the case.
