I bought a new build (apartment) from Morris Homes. Overall I would say my experience with them was good. I wouldn't say they are the most efficient company admin-wise and I never got a proper handover on completion but everyone I dealt with was always keen to help with any issues I raised. I never really had to chase them up for anything - my snagging list was dealt with promptly. I also had another issue about a year after moving in and again I had no problems with reporting it or getting the issue resolved quickly so in my experience I thought the customer service and time to resolution of issues was good.
I do know some former neighbours of mine wouldn't share my opinion of Morris Homes and I did hear some horror stories but I can only comment on my personal experience with them. The only real problem I had with Morris was that because they formed the management company for the building originally, when they came to hand it over to another company they made such a mess of it and we were all left in limbo for the best part of a year as to who was in control of the management and who was supposed to take ownership for resolving issues in the communal parts of the building. It was resolved eventually but took far too long in my opinion.

Obviously if you live in London that is different. The quality of new homes are also suspect, just google permission, amongst others.

I am no expert and never professed to be. Where did you get that from? It is a forum and people get a consensus for their answers to questions. Ergo anecdotal solutions or evidence.
While I don't disagree that there are many factors at play, the one thing that is constant is the new build price is way over than older homes generally.
In addition the quality is questionable now a days.
I'd hazard that most new builds south of the M4 rarely go down in value. I can't speak for the north.0 -
As for Morris Homes ....
The sales staff on site have been very good, and the size of the property is generous for this day and age. However, thats where it ends. the after care is appalling and getting passed around with no one standing up for their poor workmanship. MH subcontract almost everything and they don't check the work done - merely call you to say its done - however, when you check the work its appalling. we have had the new customer service manager round after 8 months in our home and all he does is says that he wants to get it right. Blooming right you do !
Our house isn't a home and verging on putting it up for sale as we have lost all faith in this shower. You can't complain as there's no one to talk to - you complain about customer services to ..... customer services! We have given MH a deadline of 1st Dec 2015 to finish our home or we will step up the ante at the sales office EVERY weekend until it is. The local media are aware of this and have already visited us for initial notes and images. We read negative reviews and thought, like everyone else "you always get one", but our phase has had loads of problems and there's two more to go. Buy a MH at your peril - it looks nice in the showroom, but you don't get a showroom finish. Its rushed and botched. Ask yourself - would I pay someone to do that work ... if the answers no, then don't buy from them, because thats what you get - very poor workmanship0 -
I wonder if you live on the same Morris development as me. I have been in nearly six months now and it's been pure hell. Roof still leaking first reported in July. Eco features in the house so many problems have had to disable. Damp smell in some rooms. Bare electrical wires sockets with no power, some lights not even wired up on moving in. This just for starters. It has taken 8 calls so far to try to resolve a problem with the boiler which keeps cutting out and they just don't listen let alone care. When they visit they leave the lights on behind them which to me is just like the ultimate two fingers. Biggest mistake of my life buying this house. Seriously anyone contemplating a purchase speak to me first. I have some very good pictures that would never qualify for show home quality0

I purchased a Morris home 4 bed almost two years ago. I have previously lived in new build houses by other developers however never had the problems as I have had with Morris Homes
The design of the house from outside is lovely, bedrooms are on the small size. 'Problems' well that is a word I have never thought I would used as much as I have since purchasing the house. Faults have to be logged with customer service, so everything is logged however NOBODY cares how many times the same issue is reported!. The same problem is looked into over and over again, being told its fine for example we reported a faulty window however it took the 4th visit for Morris Homes to admit there was a problem, a problem which which resulted in the whole window being replaced. The faults go on but everything is a struggle with this company. Ironically I was warned by a work colleague to avoid the company at all cost due to faults they had and the stress of getting a resolution from the company.
The company don't work at your convenience even though it's their faults they are fixing, they EXPECT you to drop everything to meet their convenience.
All I can stress is look around as after reading the Morris Home reviews on this site I wish I had.0 -

As per the last person I have just bought a Morris Homes 4 bedroom house but with every upgrade because I didn't want extra wires or workmen coming in after we moved into our pristine home.
Where do I start?
Horrendous workmanship - Do Not Buy from Morris Homes.
Before buying I told the sales staff that we had some issues (snags) with our last Bellway house and if I bought the Morris Homes (double in price to our last home) I wanted it to be without issues. They said the had a process in place where the Sales staff, Sales Manager, Sales Director and Site Manager would buy off the house before handover to us and with this it put my mind at ease and we placed the deposit.
Unfortunately the house was going to be ready on 22nd December 2017 and after viewing the house 4-6wks earlier it didn't look as if it would be ready. Morris Homes then forced us to move in on the 22nd and would not allow any snagging / reviews to be done before. Even our solicitor struggled to
support us on this issue. Morris Legal team said it would be done after we had to moved in or it would go back on the market.
On receiving the keys we noticed large water stains in the lounge and kitchen ceiling, banisters partly painted which then led to 157 issues by the 23rd December and of course Morris Homes were then on Holiday for Christmas.
Key Issues:
- Poorly fitted bathrooms and tiles which where an upgrade and look like they were laid years ago and by an apprentice. We paid a lot of money for top of range upgrades in the bathrooms.
Ensuite has a Feature window and the sink has been wrongly offset by 100mm.
- Rear patio floods from the garden (mud pit). Morris Homes forgot to tell us there would be no lawn laid when moving in.
- Plasterboard joint conditions in the lounge and stair area is shocking.
Lounge - 2 x walls and ceiling need replastering. Hall - main wall needs replastering.
- Bed 3 floor moves and creaks when stepping on it which is audible through the house.
- Upgraded fitted wardrobes that does not fit adult clothes, clothes protrude past the door line. Doors had to be removed or they would have damaged my suits and shirts.
- Wrong front door fitted and originally told by Anne (site sales) that it was the correct one.
- Alarm not working, not setup and not done as part of the handover showing it was working. This was fixed on the 4th January, 13 days after moving in.
- Numerous issues with the kitchen doors and units. Kick panel clips broken with lots of rubbish under the units.
- Bricks and cement in the gutter which caused the gutter to overflow.
These issues have been raised to several Directors and their MD but none of them will pick up a phone or come to see our home to appreciate the problems, all you get is an email stating site will deal with the issues.
Outcome: Large house which looks structurally sound but this is the biggest mistake of my life.

Sorry to those of you that have already been screwed over by Morris Homes by the time you read this. But for those of you who manage to read this in time - DO NOT BUY FROM MORRIS HOMES.......EVER!!!!!! Avoid them at all costs. I'll keep this brief because I haven't got the time to sit here and list ALL the problems I have had since day one. Of which there were over 200!!!!
I stressed at time of reservation not to rush the plot in time for their end of year completions. Which is all they're interested in. But they did just that. All the things the sales advisor 'promised', including things promoted in show homes, didn't materialise. As soon as they get your money 'they're happy' and couldn't care less. Twelve months on and some issues are still outstanding. Site Manager was rude and unhelpful. 'Senior' Managers likewise. Contractors are not prepared to take the time to put right the issues THEY caused in the first place. And when they do attend it's all about getting in/out as quickly as possible. You then have to arrange another visit for them to return to have another go. No respect is given to your home, with mess being left for YOU to clean up after they've left. Including paint splashes on floor and furnishings. If they did the job right first time around, it would save everyone involved a lot of time and expense. Customer Care are useless and only respond when they need you for something. Otherwise emails can take months to be answered.
To summarise, this has been the worst experience of my life but I will never forgive MH for ruining what should have been an enjoyable experience, due to the inconvenience and stress they have caused.0
