            If you are going down the online tracker route, it has to be up to the minute. I completed two months ago but according to the tracker the file is ready to exchange
 If the tracker isn't up to date it just generates a phone call from me. I phoned on average 3 times a day because they weren't coming back to me when promised.
 You need cheap entry level staff doing the updating and speaking to the chain leaving the conveyancer to get on with it.0

 Calls/emails answered within a defined period and to not find our 'dedicated' solicitor is on holiday when we have specific enquiries or nearing exchange etc.

            I've used a place with an online tracker and like it, the only thing I'd want added to it would be the option to expand the enquiries raised section to identify how many were outstanding. I've been chasing me EA to chase the sellers and the solicitors to chase the management company. But I didn't know how many were left to answer.
 The reason I like it is because I can at least see things being achieved and know what's left. However one thing that's left me frustrated is the lack of info on when things will arrive. It's like nobody sets deadlines and it's all, yeah it's coming. My solicitors have been great but does just feel like that's the norm. Then again I know I'm more comfortable when I have an idea of time frames so I can plan around things0

 Yes! Why does nobody communicate they are going on holiday and whether a colleague will cover?! My sellers solicitors did that and it wasn't until we were chasing them that we were told. Just give us a heads up so we can work around holiday and make sure we get things to them before a set date.0

            The point for me is you are paying a Solicitor, Conveyancer to identify risks to you as the Client, it isn't just about just getting the paperwork done.
 My solicitor due to lack of staff and taking on too many cases made a coupe of serious errors in our ongoing sale/purchase and I picked up on them, as a consequence they have accepted they were at fault and agreed to waive a significant amount of the costs as a consequence.
 IMO solicitors should not take on work they cannot do properly and thoroughly and I would rather pay more for a thorough service.
 At the end of the day you get what you pay for.
 So it's about selling the service you do provide I would say, rather than trying to compete with an inferior service. If you are already busy why do you need to take on more work?Think of all the beauty still left around you and be happy - Anne Frank :A0

 All achievable if you're prepared to pay a reasonable price. Had that level of service from our solicitor for one sale and two purchases over the last year.
 Reasonably local guy in a fairly large regional firm and not prepared to do it for a cut price but he is very thorough and i'm sure drives the EAs mad with his insistence that questions get answered properly. He's also willing to do things like look at the property on google maps to increase his understanding of issues - not sure a conveyancing firm would do that.0

            thank you for your reply. I am not looking at business growth I am more interested in improving the experience for the customers we have. I also want to cut down on the number of phone calls.
 Perhaps we should focus on finding ways to reduce the estate agent calls.0

            An online system can be useful. It would cut down on the 'have you done this yet/seen this yet' queries. That includes 'have you received documents' - my solicitor would send a text when they received a document from me, and when they were sending something out. In the modern world, the reliance on post and paper can be frustrating.
 But often people want to know what the critical path is - what is the process that needs to be tackled to ensure things move on time. Who is responsible for it. What the ETA is.0

            I echo prevous sentiments - An online system only works if updated correctly and quickly - ours didn't show the searches being returned for over a week after it had happened - I found out from my vendor as they had had some queries sent through!Let’s just pretend I have not been alternately drowning in debt or only eating toast to try and pay it off for the last 20 years 😭0
