    I think you might be right. It's a father and son buying it, so I'm wondering if they're fighting amongst each other as to what sort of survey to get or something.

    The best answer is to say you don't have it but list a few minor things "from memory". That way they may feel everything is ok and you can demonstrate that it was to the best of your recollection.

    I'm not sure I'd place much trust in a 7 year old survey anyway. If there was anything significant in it I'd hope that by now you'd have had it fixed, and in that time all sorts of things "might" have happened that won't be in it.

    They might do that afterwards anyway. Just say you do not have it and let them do whatever they want. You can always reject any deductions and re-market e.g they cannot force you to sell to them.
  • It's difficult, but as a buyer I'd want my own that was more recent than 8yrs. That said I'd also probably find it helpful to give the new surveyor a steer on what I wanted them to look at.

    Sounds like the best option has been suggested - it's been 8yrs so you don't think you can find where it's filed but from memory they highlighted x & y for further investigation and neither have caused any issues. That way they get a steer if they want to do a survey & of the choose not to then that's silly. Also I'd never rely on an old survey as anything could have changed, so even if yours was perfect if want to be sure.

    Quite. The survey we had done on our last place didn't list any of the things that turned out to be problems, but did dwell on a stack of stuff that we ignored completely in the 15yrs we lived there...

    We decided that, as we paid £1,500 for the survey, they shouldn't get it for free. We said they could buy it from us for £250 and they said no.

    Maybe they'll get their own done now.

    It is a 7 year old survey. Worthless to you.

    Unless you are hiding something, I cannot see why you don't just show it to them.
