Why do you care if they do? The burden of proof is on them if they seek any deduction. If they say x was damaged or dirty and propose a deduction and you don't agree you open a dispute and use your photographic evidence.0 -

There's no point getting your knickers in a twist about something that may not even happen.
You only moved out the other day so it will take a couple of working days for the landlord/letting agent to work out if there are any deductions due. Forget about it for now and enjoy your weekend.0 -
Agree, the 'professional cleaning' stipulation is ridiculous. We just moved into a property which the LA claimed was professionally cleaned from top to toe - yet there was dust everywhere, cobwebs on the windows, little curly hairs all over the place, an empty food packet in the cupboard, etc
We were asked to initial an inventory check BEFORE we saw the place, saying everything was in 'excellent condition' and were asked to send amendments in the first week - so the onus was on us to produce a really detailed report with photos ... it's maddening.
My friend was in a similar situation to OP, with regards the 'independent' inventory clerk, although she claimed everything was fine, bar one stain, only to send a damning report to the LA...! When my friend disputed each critical point/deduction, the LA then said that consultancy fees were £75 an hour, and she would be charging my friend for her time until the situation was resolved... in addition to loss of rental income, as the property was deemed unfit to live in.... ! My friend was intimidated into agreeing a deduction for fear of facing an even larger sum.
How do letting agents get away with it?0 -
They get away with it when tenants let them. If you disagree with deduction dispute it with the deposit scheme, that's what they are for and even offer arbitration services.
The LA cannot charge tenants consultation fees to resolve deposit and inventory disputes. The landlord already pays the LA to take care of these things and the tenant has no contract with the LA.
It was an aggressive tactic used by the LA but you need to stand up to them.0 -
When I left my previous flat the check out inspection was done by an independent company, I received all my deposit back, don't worry until you know what's happening.It's someone else's fault.0

Ok, the report came today after my requests. They "haven't seen" some items which were there - I have some pics of those items, so can prove it. They are also not happy with the cleaning with comments such as "slight dust on the top of a lamp" or "slightly dusty towel rail"- this is all bs and very pedantic on their part. Their was dust everywhere when we moved in.. They also mention scaling to some fittings in the bathrooms, which they think can be "improved via cleaning", but the bathrooms were already old when moved in and the checkin report mentions this as well. Yet, I am not willing to pay any extra for another cleaning as I already paid a lot on this . It seems they want cleaning "omissions" rectified or will do another cleaning and deduct from the deposit. Not sure what to do.0

If you don't agree with the proposed deductions then dispute them. This is all explained in the "Deposits" link I gave you earlier.0

I don't see how the report is relevant if it doesn't say how much they're proposing to deduct.
Ignore it and make a request to the deposit scheme to get your full deposit back.0
