I missed that.
Who is 'he?' Is it now a business premises?
Yes OP did say the neighbour runs a business from the garage. I pictured it as a yard with a garage, which made me more surprised that OP had never wanted to see inside the gates before buying!Emerald1992 wrote: »Hi, we have just completed on a house.
The solicitors, estate agent and surveyor told us it was a detached house.
Next door is a piece of land were a man has a garage he runs a business from, there are two metal gates so we could never see in.
We have just seen it as the gates were open
and noticed the garage is attached to our house. What do we do about this is it just tough luck on us? Guess you can't take no one's word. I realise we should have really investigated it properly but we could never see so didn't bother.0 -
Of course, we don't know what this business is.
It may be that the garage has a desk and telephone in it (I've worked for an IT consultancy based in the owner's double garage). It may be that the garage is used to store cars for sale. It may be that the garage is used to service and repair cars, including welding and grinding.
All very different levels of intrusion on the OP's property. There MAY be some basis for the neighbour breaching covenants or other restraint on trade, but we don't know that yet. Nor do we know whether the business has set any kind of precedent through trading for years without problem.
Mind you, I can't see how the difference between being linked or having an inch or three's space between the buildings would be particularly relevant. Nor can I see how this garage is blocking the OP's light, since you can only see the existence by peering out of the bathroom window. Nor can I see what possible grounds the OP has to enforce anything on this garage that predates his purchase of the house...
Due diligence failure, leading to buyer's remorse. Suck it up, buttercup.0
