We were in a similar position, a good offer on ours but couldn't find anything we liked where we wanted to go. We extended our search, considered increasing our budget but decided against it in the end so here we still are. Too early to decide if we have regrets. I didn't want to move in with relatives (did that once before) and didn't want to buy.

I was not comfortable at letting our buyers down but they seemed ok with it, thankfully. They will get first chance should we decide to move in the future.

Just me. No kids or pets so plenty of room as only mum lives in her house.
I can put my stuff into storage.

I've been waiting for a long time to move, and was putting it off. Now felt ready and feel I shoukd see it through, take the chance and see what it brings.

Was in exactly the same position as you last week. Really wanted to move as not that happy and tried to buy two houses both failed and tbh wern't right anyway. Our estate agent talked us into rented but at the last minute decided against it. since then we put our place back on the market as prices all seemed to have £20k added on top. We managed to finds a new buyer the same day got £20k more than before and to think we were worried about loosing our buyer. Depends on your local market, if its stagnant and something will come up i.e you've seen lots in the last few months then stay with your mum if prices are rising tell your buyer to wait or find a new one.

My opinion is don't look look at what has sold over last 6 months. Why look at what you could have bought but can't? History is no indication of what will come onto the market in future weeks or months.

You use the data to firm up the ideas of what you are looking for in a property(must have nice to have within your price range and get an idea of the trends in asking/getting.

Very important to understand where the properties coming on the market fit in the bigger picture, go back 6 and monitor going forward.

The more research you do the better you are equiped to make the right choice(this time).
