Sold but can't find new place to buy

I've been wanting to sell for ages, and just got an offer on my flat after a week of being on the market.
Now, having trouble finding another place.
Should I continue to sell and carry on looking (I can move into my my mums) or should I pull out of sale and not move.
I don't want to panic buy the wrong property because I feel under pressure.

It's very confusing knowing what to do

I'm moving because I was never really happy here, I bought in 2007 as I was limited what I could afford.
I will have a healthy deposit for my next place.
I'm lucky also as I can live with my mum while I look.
It's just some people made me worry saying if I'm off the market too long I'll never get back on.
I don't intend to wait long I want to continue searching as much as I can.
It's a big purchase and don't want to repeat mistakes by rushing and being unhappy.0 -
I think it's a no brainer. I'd sell and move in with your mom. It leaves you in a better position when you do find something you like as you'll have no chain.0

You should already have a very good idea of what you do want,
type of place, areas, if you are just looking to hope you find something you ay be a bit premature.
How long have you been looking/considering,
Look at sold places over the last 6 months to see if there is anything you could have bought, like/price.
what are prices doing in your area0 -
Also once you have sold you can leaflet the area you like (and can afford) asking if anyone is interested in selling up. You will nothave a place to sell so someone might be interested.Find out who you are and do that on purpose (thanks to Owain Wyn Jones quoting Dolly Parton)0

I think sometimes you need to take what other people say with a pinch of salt. Whilst well intentioned their opinions / advice will based on their own experiences and circumstances.

My opinion is don't look look at what has sold over last 6 months. Why look at what you could have bought but can't? History is no indication of what will come onto the market in future weeks or months.0 -

Yeah, I do find people always seem to have an opinion which puts doubts in your mind. One of them being a bloke who has a few buy to let properties and seemed a bit obsessed talking about houses etc
I'm looking at the moment, got a viewing next Saturday. I'm contacting the estate agents and I feel ill be in a good position mortgage wise as have a good deposit.
I don't mind living at mums until I find the place I want as well and I don't intend to get lazy in finding a place.
I did look at the option of a new build apartment, but they said no parking ! :eek:

If you have somewhere to go to (your mum's) then sell as quickly as possible and move there. That makes it much easier for you to choose/buy your next place without having to hold a chain together. Your buyer also won't get fed up waiting.
You're always better off if you're renting in a manner that doesn't tie you into specific dates. Your mum's is perfect for this as you don't have to give her notice and pay fees to move in/out, or for extra cleaning, or any overlap time between properties.
