Structural Engineer fee for Building Warrant

Options
My local authority have the architectural drawings relating to a proposed attic conversion with en suite.

However, before approval can be given have been notified that they also require a structural engineer's report to check calculations etc.

The first quote I've had is for £625 but will get another two estimates. I've no idea if this price is reasonable but had expected it to be lower than this. I live in Scotland.

Would appreciate your thoughts.

  • Calcs should really be no more than £400.

What exactly does the quote include?
    Site visit? SER certificate? Drawings/details?
    Where in Scotland are you?

And did the person that did the design not advise that this would be necessary and get a few quote from engineers for you?

  • it's for a SER report
No the architect didn't advise this would be necessary
and again No he didn't get a few quotes from engineers.
  • Matthew-C - I had also thought no more than about £400 ish that's why the £625 was a bit of a surprise.

I would be really concerned that the person doing the design was seemingly unaware that engineers input would be required as part of a warrant application! - Are they a registered architect/firm?

SER will mean that they have to have site inspection/drawings/calcs and then checked by a Third party verifier. Normally this is done prior to a warrant submission as you get a 10% discount on the local authority fee to submit SER with the application...

Find three local to you and ask for a quote for the works

  • He is a registered architect, but with hindsight would never have engaged him due to other factors. I agree and am currently getting three other quotes. Thanks again.
