A bit off the point of the original issue, but just because it's a new build does not mean it's not a good idea to change the locks on your new home.
There could be numerous contractors, directly employed by the developer or independant sub-contractors, who have had access to keys and could have kept one or made a copy. Plus estate agents, buyers who were lent a key if the property was ever used as a show home, cleaners etc
For peace of mind, spare a few minutes and stick a new lock on each external door.
The thought never actually crossed my mind on extra key holders. Changing the locks does sound like a good idea... Thanks

So this morning has been a total nightmare.!! The LL's estranged wife calls to say there is a plumber needing access & if we can't let him in she will..!! Well with my three dogs at home that was not a good idea, so I rushed back to find no one there :mad:
She then turned up 30 mins with a letter saying as plumber & electrician need access on specific dates. That's fine but what if we can't be here.?
The letter also says they will be issuing us with a new tenancy agreement in due course which will begin on 1st Oct... I thought they wanted us out..?!? We are leavening, no questions there but we will not be paying more rent before we do.
So does all the above advice still stand.? Do we just refuse to sign the new tenancy.? And stay here till we are ready to leave.? Continue with the rent we are currently paying.? :huh:0 -

Say it is not convenient and you do not grant access at this time. Ask what the reason for the visits is. Offer an alternative.

What is the status of the LL's wife visa a vis the property? Who is your tenancy agreement with?0

Do not send notice signed for; the LL may not be in and may not sign, which means they have proof they did not receive the notice.
Certificates of posting x 2 from different post offices, first class at least 2 days before the end of the month.If you've have not made a mistake, you've made nothing0 -

LL is no longer lives with his wife, they are separated. He is in Scotland we are in Somerset. Our agreement is with him But she deals with everything & even signs paperwork on his behalf.!0 -
If your agreement is with him then I don't see that she has any standing to ask for anything ...0
