Insurer's settlement figure - about right?

I have a separate thread about a leak via my flat from the flat above, into the flat below (link to thread posted below).

I have just received a settlement figure from the insurer, and wonder whether anyone can advise on this? No need to read the whole thread, as it happened over a couple of months, but just the end bit - basically the ceiling and at least one wall of the bathroom had water dripping down and the ceiling of my flat was saturated. There are stains and bubbling to the surface and I had to have the electric shower unit removed. So I have been offered £900 for the removal and repair of plastering/tiles to a corner of the room and ceiling, for painting, refitting shower unit, (not including new unit), remove and refit screen. This also requires an electrician to remove and refit the light, and also to include some new white tiles and insulation.

I have to find quotes or get the insurer to do the work - I prefer to find tradesmen to do it as then I can change the shower unit, tiles and screen at my own additional cost. And it will be done more quickly, so I've been told.

Thanks for your help. I have no idea how much plastering should cost but this and the insulation looks like the bulk of the work. I have a plasterer viewing in a few days' time. Just so hard to find people to do the smaller jobs!

  • No replies on this but I guess it is hard without seeing it. The damage is not too bad so I think it is probably a fair price.


    It will only cost me more because they deduct the excess! £250. I think the work can be done under £900 based on quotes I have had so far from electrician and plumber. Just awaiting plasterer.
  • Why arent they paying full replacement tiles? can you match them easily?
    Has the ceiling dried out?
    I think the offer is on the low side, the loss adjusters are there to save the ins companies money.
  • They are plain white tiles - very standard. They were in when I bought the flat. Yes I thought it seemed a bit on the low side. They did same I could claim back the VAT as well on the costs of repair. But they haven't offered to replace the shower unit itself. I don't think I can prove it was damaged by the water and it was only a cheap one. But I do think they should cover the cost of fitting the shower and shower screen as they have asked for the shower screen to be removed and replaced.


    The ceiling feels dry and the walls too, but who knows what it is like under the tiles. I'm not confident at removing tiles to have a look, but maybe I should remove some of the ones at the top of the wall nearer the ceiling to get an idea?


    I have plasterers coming on Monday to give a quote. A plumber has quoted £180 for fitting a new shower and shower screen (not including costs of those, which I will buy). So a lot depends on the quote from the plasterers and I haven't managed to find a tiler yet. If only a small number of tiles need to come off I could try replacing them myself. I will also do the painting myself.
