How are they suggesting you pay them the £260?
I recommend that if you use Google Chrome as a browser that you right click on the photos of the flat and then select the option "Search Google for similar images"0 -

It's also £260 per week. Are you sure it's a studio and not a self contained bedroom with an en-suite in someone's house inclusive of all bills and you would actually be a lodger paying rent weekly and could be asked to leave with just a weeks notice at any time?
Unfortunately for London it's most probably a fair price to pay for an all inclusive room with private bathroom.:footie:

We usually ask for 2 weeks rent for a holding deposit, I'm always amazed that prospective tenants hand it over before asking for proof that I own the property, I usually show them anyway (a mortgage statement), and I point out that they should ask to see it in future. Sounds fair then. Are you going to be a tenant in a HMO or a lodger with a live in landlord? The landlord would be responsible for council tax either way so I'd question that.:footie:

The landlord may be liable to the council for council tax, but he is free to pass it on to his tenant.0

Sounds like a lot to me, I live on the first tube station in Zone 2, minutes from the tube station and a big supermarket and can walk into the city and pay £300 a month for a decent-sized one bed flat. Admittedly no bills included though. London is very much about working out your priorities and finding an area you like.0
