Estate agent didn't tell me I wouldn't be able to rent the flat out I was buying.

  • They DID have an aborted sale just before mine but of course no-one is saying why, I did ask. It went almost to exchange of contracts and there was a SOLD sign up when I viewed the property.

    And even if you did is it really worth the aggravation? Be glad your solicitor picked it up early and chalk it down to experience.

    As has been said previously. "Investment" does not infer the word "rental" or "btl". That's open to interpretation. In this case you are using yours to suit the situation.

    I think you meant "imply" not "infer". I don't think the OP's inference that this was suitable as a BTL property is unreasonable, and is one an average consumer might arrive at. This might place more responsibility back onto the agent to confirm there are no restrictions of letting before advertising it as an investment property.

    Investment property is probably one of their stock copy/paste lazy ways to populate a property description box to get it (fastest) onto RM so they can spend more time fannying about on facebook with their mate.

    I've seen lots of studio flats (one small room) advertised saying how nice and close they are for local schools .... or maybe there's a lot of £££ in the p4edo market.
