I have "over leveraged" in the same bucket as "sheeple", "VIs" and "spiv". Words that don't mean anything except fitting in with an internet circlejerk.
Edit: "perma-prop bulls" is a good one too.

ONS agrees - rents down in Scotland, up everywhere else
Rental growth in Scotland decreased to negative 0.1% in the 12 months to March 2017, a slowdown from a high of 2.1% in the year to June 2015. This weaker growth may be due to stronger supply and weaker demand in Scotland as reported by the Association of Residential Letting Agents (ARLA).

The reality of what you can actually get is always different (less) than the published stats (and some of the toss that you read on forums populated by leveraged landlords) but there is no doubt that Aberdeen landlords are smelling the coffee while being slapped round the face with a large wet kipper.0

What properties are you defining as in decent areas?
There are 17 off 1 bed properties listed at £400 or below
There are 160 1 bed properties in the same area I searched.
There are 17 off 1 bed properties listed at £600 or above
The most expensive is a studio apartment at £995

Just for perspective, here is the graph associated
for the astute of you, you will see that rents in Scotland have plateaued in the last two years and have dipped at this point in each of the last three years.
Over the 6 year period this graph reflects, rents are still higher:wall:

So in actual fact the rent portion would be about 600 quid? That example just screams landlord desperation, and it will be interesting to see if it rents at that price.0
