    Helloooooooo!

    OMG, I have had such an exciting day!

    It's lucky my thread is called 'Change of plan....', because we have just had a massive one! (oo-er)

    We went to view a house today and LOVED it. It's not flashy, or big, or beautifully decorated (far from it :undecided), but underneath the floral carpets and the grubby paintwork, there is a potentially lovely family home.

    Here's some photos (don't laugh at the decor :)), and in a few minutes I will post some figures. :eek:

    Okay, so, scary figures time:

    Our house (all figures are conservative/worst case scenario)

    Property value - £110,000
    Current mortgage balance - £37,500
    Equity (deposit towards next property) - £72,500

    New house

    Purchase price - £130,000
    Deposit - £72,500
    Mortgage needed - £57,500 :eek:

    Anyway, I just rang the bank, and I am now the proud owner of an agreement in principle (subject to valuation) for a mortgage of £58,500 (asked for slightly more just in case I had any figures wrong, but if not, can be used for new bathroom which would be needed fairly soon after moving in).

    Repayments are just under £400 a month, and I've done a new budget sheet, which says we can just about afford it, although I might stop doing the sharesaves for a couple of years if things do feel too tight financially.

    I'm just trying to work out what else we need to pay (if anyone can help me fill in the gaps with estimated costs, or can think of anything I've forgotten, please jump in!)

    To pay:

    Moving costs (van hire etc) - £300 (estimate)
    Solicitors fees - ?
    Estate Agents fees - ?
    Homebuyers Information Pack costs - ?
    Stamp duty - £1,300
    Mortgage arrangement fee - £299
    Valuation fee - £160

    Thank you! :)

    It might not happen, as our house isn't even on the market yet (first valuation is on Tuesday so if I'm offline for the next two days, I am cleaning frantically!). And the vendor might not accept our offer. But I'm trying to think positively for a change. :D
