What Extras can i ask for?

Hi, Just about to buy a David Wilson new build 4 bed home, on help to buy.
I am able to get deposit, and earn enough to get mortgage needed.
I would like to know what extras when buying i should hope to get from the seller. (David Wilson Homes).
Do they ever pay Stamp Duty or am i better off asking for other things?

You'll rarely get stamp duty with HTB, they can pay it but don't like to. Same goes with anything knocked off the price.
What you can ask for really depends on what your mortgage provider will allow as the HTB mortgages are usually more restrictive than typical mortgages.
I was offered the usual, flooring, fences and turf. Finally accepted Legal fees, all the white goods, shower in the main bathroom, flooring, turf and fence. if you don't ask you don't get, the worst they can say is no.0 -
It's more about knowing what they're not including that I'd be more concerned about. My mother in law has bought two new houses in the last three years, and neither had a shaving socket in the bathroom! My understanding is that these needed to be requested as 'optional extras'.
Little things really compared to the larger financial side of things, but annoying nonetheless.0 -
Our house has three bathrooms each with a socket. Sadly when siting the sockets they didn't think I may want to have a mirror on the wall. To avoid the sockets I'd need to be a giraffe.
I asked for carpets, turf and stamp duty which they gave without much asking. It's a high spec house with rainwater showers so there wasn't much else to ask for. They left the Siemens Washer and Smeg range cooker.0 -
I have brought a new build and got 5k off asking, custom change worth 1k and 2k towards extras which does not go far, as a FTB with standard mortgage.
A friend of a friend at the same site buying the same house as a mid terrace version next door with HTB got 9k off asking price no extras.
Another friend of a friend got 11k off asking with a cheaper version house at the same site as a cash buyer.
Find out what's included as standard (not a lot in our case) and ask if they can provide a price list of the extras, then negotiate hard.
We wanted about 12k+ of extras when given the priced list, but reduced this to 6k due to funds.
We all brought off plan with a 6+ month build date if that makes a difference

I've never bought a new build but our previous house was previously the showhome. I wished it had had a shower in the family bathroom. Because it didn't, the walls were only half tiled above the bath, meaning if you want to put a shower in you're going to have to retile the entire bathroom as sods law means you'll never find matching tiles. Even if they won't put a shower in, get them to fully tile the walls and get some spares so you can sort a shower later.Make £2025 in 2025

Do people still use them? Most shavers nowadays are cordless. I know neither me nor OH have used the plug in the bathroom in the last 10 years.0 -

Persimmon in the southwest!
My friend recently brought a 4 bed redrow house nearby at 350k again standard mortgage, he got dishwasher, flooring, turf, access door to garage, outside tape, stamp duty paid! That's what I can remember but they would not reduce the price! Took him most of day playing games to get that deal! Sales lady needed to contact area manager to confirm the deal
They milk you so try and milk them back my advice!0 -
That makes sense. Persimmon are the only developer I hear of that discount off list price regularly. They do offer the most basic of builds initially though with lots of upgrades that most other developers offer as standard.0

Recently exchanged on a 2Bed 2 Bath RedRow Newbuild H2B with at Hanger Lane and managed to knock off 9% off original asking price. Personally think that those asking prices are plucked from the Sky and totally random!
Anyone else purchased at the Royal Waterside location? Its off plan purchase but the development is almost ready (visited the site over the weekend) and the site manager thinks it will be all done in 3 months time0
