Hi all, my property is a three bed mid terraced house on the outskirts of cardiff with good links to motorways etc. It has now been on the market for five and a half weeks with no viewings or interest. when I had it valued they came in at 167, 160 and 155.... It was on for 167 but been on at this for last week.
Any assistance or tips or honest feedback will be gratefully received .,
A number of houses in the area seem to stay on for a while, but don't really want it to stay on for months....
Many thanks

As an aside, St Mellons in Cardiff will always be a challenge. I assume that's one of the new estate bits which are... alright, but when I lived there it had the nickname of 'Beirut', the local bus service was stopped every now and again due to the drivers being attacked by rocks, and its general rep is not... high!
As an edit, the newer houses were typical commuter type and... harmless. But the surroundings weren't great, and getting over that prejudice about the place was a bit of a challenge.
I dunno, maybe it's changed in the past five years?0 -
Thanks so much, yes0

It's in an ok bit of it all, house built 2002 and in a private cul de sac0

My own thinking is because you're out the city and where it is you limit your market (it's not necessarily where you'd move for schools etc) so it's nice enough, and personally I wouldn't worry about no viewings just yet. It is what it is, and somebody will take it as a bog standard young prof home (inside, it looks like a scaled up version of where I live, your kitchen could be mine in a different colour!).
It does seem a bit expensive to me, but I'm out of touch so the middle of the agents' valuations seems reasonable to have a punt at.0 -

Peak prices for simular properties have been circa £145k, so asking price seems to be at least 10% over price.0
